I think I'd make the flat look lived in
Bright rugs- books on the shelves etc It looks bland and unloved - but ultimately if it is overpriced then it is what it is and it might be better to consider renting it out for a while (I assume you currently live elsewhere as it looks unoccupied)I Would Rather Climb A Mountain Than Crawl Into A Hole

It isn't clear which flat it is. Assuming it is over the archway then I would be concerned about noise, and about heating. Is yours the right hand one over the arch?
granted you do have to look at the floorplan on rightmove to confirm this but to me its pretty obvious what is on saleIf so, I'd be looking at the green on the roof and wondering whether there is an issue with poor guttering and if there will be leaks in through that velux window.0 -
The pictures are odd - they look like they are from the 70's. I don't mean that what the are showing looks like the 70's, but the photo itself, the effect is odd.
I assume you are not living there, but I would say that if you are having the photos taken with furniture in it, it needs to be dressed - it deperately needs colour and a couple of things on the shelves.
Price does seem high for a one bedroom - for about the same you could get a 2 bedroom or a small house in your area.

Some properties are just the wrong things to be buying to live in

The ceiling for 1bed rental seems to be around £400pm
£80k is 6% gross yield a bit tight if it needs some work0 -
I appreciate it's only a one bedroom property but I've still had friends stay overnight at mine and with the only bathroom door in the bedroom it would be a complete no no for me.It's someone else's fault.0

It looks as though the OP paid £97,500 in 2007 for the property, so I can well understand that he wants to get £80k now if he possibly can. Unfortunately, there seem to be lots of other properties on the market in that price bracket, some of them being much, much larger. As an out-of-towner, I have no idea which ones are the better areas, though, and ofc position does matter a lot.No reliance should be placed on the above! Absolutely none, do you hear?0

IS THE PROPERTY LEASEHOLD OR FREEHOLD??? I cant see it in your description. Without that, people will assume leasehold and the fact it's not explicitly mentioning the term will think its not long left on the lease and avoid.
Someone mentioned before that other similar flats have been up for 3 months+...could another factor be a slow property market in the area? Even some very nice areas can have slow turnarounds (very nice £500k homes in Surrey for instance).0 -

My situation has been I bought at the peak of the property prices. I lived in the flat for around four years, then have been renting it out for the previous two and a bit prior to putting it on the market, with a rental income of £495/month (my EA claims this can't be included in the advert as it isn't currently tenanted).
I'm not currently living in the property which explains why it is quite sparse, and living at the other end of the country it is quite difficult to visit, but I'll try to time my next visit with getting new photos done and bring some stash to make it look more lived in.
Even though it sits above the gateway, I never had any problem with noise - it was noticeable during the day but never disrupted my sleep. I worked nine till five regular week days so had no problems with the school across the way, although I can see how that could potentially be an issue for other work patterns.
But overall looks like it's the price. I guess I'll give it another month or two, then consider putting it back up for rental until I can afford to take the price down or the market improves.0 -
I'm wondering if it could be because of the primary school dead opposite?
A one bedroom flat will typically be sought after by a single person, or couple without children, and so the school wouldn't appeal (in my humble opinion).
I also would hate the fact the bathroom/toilet was through the bedroom.
Therefore I think the only think you can do is make the interior stunning with some careful staging etc, so people walk in and think 'wow'. At the moment it does indeed look unlived in I'm afraid.
Get some house mags or go into home sections of shops to get ideas on how to do it up, you don't have to spend a fortune eg. duvet with a classy cover on it!0
