    Seriously? I should respond positively to someone saying that all I really want is to avoid complying with the section 21? I wouldn't say there was much charm in the post I responded to.

    If you haven't got anything constructive to say then why post, unless you just like trying to stir things up.

    As far as I can tell a section 21(4) is issued where there is a period tenancy agreement and this is also therefore correct.

    Is your deposit protected? I think someone asked earlier but I didn't see a response. If it's not protected or you have not received the required information at the correct time the S21 may not be valid.

    OP has stated he does not require advice relating to S21.....

    I believe the original contract mentions it being protected but I will check again.

    I was thinking that. All the way through the thread I was wincing at some of the OP's responses.

    Yes, it must be that, otherwise the agents would have been honest, professional and courteous from the beginning. I must have been really awful to make them behave so out of character.

    Given your attitude throughout this thread, maybe you ought to give some serious thought as to maybe your attitude actually is part of your problem here. Is it possible that, because you aren't exactly easy to deal with, that neither agent nor landlord want to put themselves out in any way to help you... might actually believe it'd be easier all round to deal/sell to somebody else?

    You certainly have come across in this thread as a complete......

    My attitude throughout this thread? You mean after post 25 in response to someone insinuating that I was just trying to get out of a section 21 notice?

    I have been extremely easy to deal with for the agent over an 8-year period. I have asked agents to do 2 or 3 things over this period of time, always paid rent on time, looked after the property and kept it maintained, etc, and put up with virtually zero maintenance and some quite awful conditions at times.

    The new agents last year introduced themselves within 3 weeks of taking over the old agents by trying to force me onto a new agreement that I would have to pay for each year with threats of eviction if I didn't agree, along with trying to get me to pay for new credit checks after being there 7 years, telling me they were going to come to the property and let themselves in and I was welcome to be there if I wanted to be, trying to force the rent up immediately after taking over and then refusing to provide the landlord's details, this being a criminal offence.

    And you think I am the problem in this scenario... I have never even spoken to the landlord. In the previous 7 years I had no need to.

    I refused to be bullied or go along with the agents demands and they eventually backed down, which I am sure they were not happy about, but primarily they want to generate a commission now that the property is going to be sold. If I deal directly with the owner I am almost certain that the agents cannot legitimately claim a commission (although I have no doubt they would try to do so based on their previous behaviour).

    The landlord has never spoken to me or had any communications with me but does have a significant personal situation that could mean they want an agent to deal with it for them.

    If the best certain people can manage is to post personal attacks rather than anything constructive then it's probably best not to post at all (no doubt I have a bad attitude for saying that).

    Hello.

    Who knows why the LL either doesn't know you're interested, or isn't bothered. It might seem completely irrational to you, but you can't force the guy to sell to you (Are you actually in a position to buy?).

    Given that you appear to have tried to start this conversation with him and so far failed, i would concentrate my efforts on finding somewhere new to live. Priority should be to understand how soon the LL will be going to court to enforce eviction if you do not leave. The last thing you should do is ignore this problem and then find you've been booted out on your return from holiday.

    If you're looking for ways to delay or prevent your eviction then unless there are paperwork issues that you can use, i'm afraid there's nothing else you can do, since the LL has a legal right to recover the property.

    The advice given on here for LL's looking to sell is ALWAYS to evict the tenant before marketing, so tbh the LL's actions seem perfectly sensible to me. If i was in their position I would also be looking to sell on the open (rising) market, rather than to a tenant who might be looking for some massive discount and then possibly start to make things difficult if they didn't get one.
    Given that they haven't been personally involved in your tenancy for 8 years it also seems logical that they wouldn't want to get personally involved in your eviction.
