    Where I live in south yorkshire the prices has remained the same for quite a while now. There was a very large increase as we were among the cheapest places to buy but with being on the M1 there are a lot of commuters here now. I sold my last house to a man that originally was from london. He had relocated his job to Leeds and here was cheaper still.

    A 3 bed semi here is around £125k-£135k.
    The best bargains are priceless!!!!!!!!!! :T :T :T

    I have had details of 2 house sent through both in Emley West Yorkshire. I like to look on Our Property to see what people paid for them previously and when.:rolleyes:

    Both were bought end of 2001. One for £270K and now has a price tag of £650K.
    The other £375K and now up for sale for £715K.:eek:

    Now I know prices have been going up but this is just plain ridiculous. Both in my book around £150 - £200k overpriced.

    I'm looking towards the cheaper end of the market - first time buyer land and it still looks like the terrace houses are being snapped up - buy to let people and builders getting in there before me.
    This is in Leicester - perhaps cheaper than other places anyway

    My sister recently had her 3 bedroom terrace in Whitley Bay valued at 190K. It was purchased three years ago for £160K. Before that, it cost 80K in 2001.

    I currently have my 4 bed det with dbl garage for sale in Laindon, Essex for £390,000. Next door but one similar house with a few less rooms and single garage and less parking space going for £347K dropping hers fast. How can I compete with this? Market is very quiet....................................

    Poole/Bournemouth - as far as I can see its been the same since 2004, some areas still rising some stagnant, i've not seen any areas really dropping in price though i'm sure it is close (been saying that since 2004 too).

    The problem with looking on rightmove all the time is you tend to see certain properties sit for months and months, and because they become familiar you soon spot when they are still there and especially when they drop in price. Unfortunately while you may think, hey the prices are dropping, in reality those places are the ones that were way overpriced in the first place and the owners/EAs were just chancing it.

    The part of North London we are trying to buy in has got silly house prices. There are a few cheaper pockets but not much coming on the market at the moment. Most properties seem to have sold quickly, but some just seem to sit around for ages. Seems like houses that have been nicely renovated and have some kind of different, or unique feature do well; likewise those that are complete wrecks but on with an appropriately low price - we even got gazumped on one of those. There are a few properties on at the moment that are OK, but don't have anything noteable to offer; and they seem to be a bit over priced. So they are just sitting around. We did make an offer on one (£300k instead of £330k) but they didn't seem interested. Actually the agent wouldn't even entertain the idea so it didnt even get to the vendor. Well, it can consider to sit there. It's a 2 bed and we would need to convert to 3bed, so not worth our while paying any more.

    As an aside this is illegal. Every offer, even if it was for a penny, by law has to be put to the vendors, in writing.
