    I'm in hertfordshire too, I see quite a few sold boards around but also quite a few for sales which are sticking. My particular area is one of the most desirable in our town, I've had at least 6 notes through the door in the last 12 months from people hoping to buy, asking if the house is up for sale (um no, I rent it). That said, there are 3 properties here which are way overpriced, 3 bed semi for £330,000, 4 bed town house, 12 foot yard, no garden, £399,000. 2 bed semi £310,000. None of them are shifting.

    The thing I'm noticing most though driving around hertfordshire is the amount of boards I see, every street seems to have at least a couple of boards up. One street near my daughter's school has 7 all for sale, none shifting. I know there weren't nearly this many last year when I sold my house.

    It affects my work, mr. b. I make a living out of being nosey about the housing market.

    I'm sure this last rate rise will tip the balance but where I am, the Sold signs have been shooting up like no-one's business. There's always overpriced rubbish, but some of that is selling too.

    There doesn't seem to be much going onto the market in Leeds (particularly north Leeds), especially bottom-end 1 or 2 bed houses. Despite total saturation of city centre flats (with seemingly endless numbers continuing to be built), the prices of these don't seem to be coming down.

    Live in South East London (SE9)

    2/3 Mid & End Terraces were peaking at the £170-175k mark this time last year.

    However for some strange reason they now range from £200-£220k and are being sold quite quickly.

    Can't for the life of me understand a £25k jump in one year.

    In Cardiff, the massive over-supply of new-build flats in the Bay is really starting to bite. The developers are now starting to offer a lot of incentives. I expect a serious crash (30%+?) in the value of these properties. Steer well clear!

    Decent houses seem to be making their asking prices at the moment. However, I expect the recent IR increases to cause a period of stagnation or perhaps even a minor correction (5-10%?).

    The above is based on entirely anecdotal evidence.

    Putting my crystal ball back in the cupboard.....
