    Hi there,


    HMRC have confirmed you need to write to its Birmingham Stamp Office (9th floor City Centre House, 30 Union Street, Birmingham, West Midlands, B2 4AR) with relevant documents such as the original Stamp Duty Land Tax return form or a 'unique transaction reference number'. If your conveyancer submitted the form on your behalf, it's worth asking them if they have any copies.

    Shared ownership: DAR does apply for these properties where the purchase was £150,000 or less.

    Postcode vs ward boundaries: It's based on the ward/electoral division or postcode you lived in on these set dates only: in England (7 May 1998), Wales (1 April 1998) and in Scotland and NI (21 April 1991). If your postcode was included in that area on those dates (doesn't matter if you're now in a new boundary or electoral division), you may be able to claim.

    Just received a letter from HMRC saying they can't find my postcode on the list for DAR. However the ward I'm currently in definitely is one of the ones on the list they have on their site. Trying to find what ward my postcode was part of in 1998, but it's proving very hard to obtain this information. Does anyone have any tips?

    Is yours a new build?
    My postcode isn't on the HMRC Database either as it is a new build, however our neighbours house (whose house it joined to ours) does appear on the DAR database as it has been newly built on a road which has existed for a number of years. The HMRC website does specifically mention that new builds may not be found using this tool but to check the electoral wards.

    No, it's not a new build - and my postcode actually comes up as falling within an area covered by DAR on the HMRC postcode checker tool, which is why I'm surprised they're saying it's not been found!

    I suspect they're just trying to discourage me, but not going to give in that easily...

    Sent them a letter with a copy of the SDLT form last week and received a letter today asking for a copy of the contract and the TR1. I think I have them somewhere, could have sent them with my initial letter if I knew they wanted them. They also say if they don't get the documents within 30 days they will consider the matter closed.

    I had the same letter. Ridiculous hoop jumping as I sent them a copy of the receipt and the SDLT form so they have all the information they need.

    When I phoned up all they said was that they wanted a short account of how it happened and the SDLT form and receipt or transaction number ideally. There was no mention of wanting the TR1 and the contracts as well. Once those are sent what else are they suddenly going to want?

    Does anyone know if solicitors are supposed to keep copies of these documents for a certain number of years? I think I'm eligible, but I don't have a SDLT form. Not sure if the solicitor will say that their copy is lost - as in a way, this process screws them over too..

    I had the same letter on Saturday, was quite annoyed to be honest as they could've said they needed this from the outset.

    Does anyone know what a Land Transaction Contract may look like, or what I am looking for in laymans terms?

    Particulars of Sale/contract/agreement are the usual terms for the contract. Quite often it is not a document that requires signature.

    I didn't have a copy of my Stamp Duty letter (read my house file three times - would have been there if I had it, I only discarded details of the other properties I looked at recently). Solicitors bill listed the amount of stamp duty I had paid.

    The documents also said that as per law society guidelines,they only kept paperwork for 6 years (but may transfer to electronic records, meanwhile). I phoned them and they were able to give me a transaction number (ULTR) within 5 minutes.

    I too have received the 'jump through more hoops letter' although they didn't say the number I had given was wrong, they queried my postcode.

    On rechecking, I find that the wards on either side are eligible, mine is not (all along one long continuous main road). Could have been worse - I have been tormenting myself with thinking the ward one block behind me (which has qualified for every bit of regeneration etc funding for donkeys years) would be eligible. My house would also have been part of this ward (we share a polling station) but various boundary changes have left my in no mans land.

    Missed out the first time the reclaim stamp duty was announced as it was only for first time buyers.
