New builds rules on new estates

    Re vans there is a size limit on the estate I live on. My main issue with vans, and this is due to the size of some, is parking. Despite the fact every house has a garage and a parking space very few use the garage for their car so the parking space is used and the second car parked on the road, this narrows the road so that only one car can pass comfortably. It also makes it difficult if anyone has visitors.

    Chickens and pigs not allowed on this one

    My friends est is the following
    No vans over 3.5T
    Bins are not allowed out the night before
    Anymore than 3 cars per household you need written permission to have (5/6 bed houses)
    Lawn not to go higher than 2" grass height
    No sheds in rear garden.

    Riiight. So - to take one somewhat pertinent example - when you signed the deposit doc, there was absolutely no restriction on signwritten vans? It wasn't that you didn't know about it, it was just that it didn't exist...?

    Yes nothing black and white was written on the piece of paper I signed. She viewed my van and said you need to cover that up. I then said I own a trailer, no that can't be here either. She is providing me with their " rules" this week

    That's a bit OTT. The bins get emptied here at 6:30 am , the council say put them out the night before.
    No restriction on car numbers but my 5 bed house has parking for 6 med sized cars without parking in the garage.
    Would be interesting measuring the lawn, luckily we have no lawn, hate all the mowing. There is a clause stating what is accepetable in the front garden.
    Only size restrictions on a shed but we have an 8x6 and I think could have gone a size larger ( the developers provided this).
    I thought some of the restrictions we had were due to the estate abutting the village conservation area but maybe they are the norm. The roof pitch had to be steeper to fit in with the surrounding houses.

    Do you mean the contract at exchange or what you signed to reserve the plot. Before we signed the contract our solicitor made sure that we had all this info from the builders. We had a huge pack of paper work to read through which included several pages from the builders.

    It's the reserve paperwork. Like I said I've asked for full regs and rules which she said will copy over to me.

    OK we didn't get any info when we reserved but the reservation fee was 'only' £250 and we were buying off plan and were getting them to do a lot of quotes for alterations we needed which they wouldn't do unless we had reserved. Infact that £250 was money well spent because the sales person was much better than our estate agent for getting info about the chain and hurrying things along and kept us informed as soon as she discovered anything.
