New builds rules on new estates

Today I visited a house that I'm hopefully buying and the sales person said there are rules on the estate

One is " no sign written vans are allowed on the estate"

Can they do these crazy rules?

Does anyone live on an estate where these rules are placed at the moment?
Do people break them?

My van is sign written ( with no telephone number or email/web address ) and I think it's crazy that my own personal vehicle isn't allowed in my own drive/car port.

    They also come up with things like 'no satellite dishes' but no-one takes any notice.

    In the main, I would say it's lip service to maintaining what they feel is a desirable living standard (looks better in their promotional material) but I can't see them policing it. I mean, once a development is completed they're gone faster than you can say Jack Robinson.

    I don't know sign written vans, but I have heard rules about not being allowed to keep caravans on new estates.

    It's normally a council ruling and applies for something silly like the first 10 years. My parents were told the same when they bought new in 2004 but tbh no one took any notice.

    Ours is a very small new build development of only nine houses, but we have a couple of rules like this, including no caravans or vehicles which could be used for work purposes. There is also meant to be no personal car maintenance taking place outside any of the properties. I guess if anyone broke one of the clauses the other residents would have to complain to the council?

    new build estate near me has a no conservatory rule which is strictly enforced by the developers

    Estate we're buying on has covenants written into the contracts stating no satellite dishes are allowed on the forward elevation of the properties (so basically, if they can be seen from the street, they're not allowed). The council have a sheriff that visits a few times a year to enforce this (and likely a few other covenants, like no caravans on the driveways etc.) and I have seen more than a few houses where the dishes have been removed as a result of this. Luckily, the house we are buying has a garden facing the required satellite, so it isn't an issue for us, the dish can go out of sight on the back of the house, but I certainly feel for the people that are basically being told they can't have Sky because somebody at the council doesn't like the way the dishes look.
