  • Hi!

The company has asked us to post a response on its behalf. MSE doesn't endorse anything a company says on the Forum.

Hi, I am Ken McEwan, CEO of McEwan Fraser Legal. We have had hundreds of satisfied clients across Scotland who have been prepared to express their personal unsolicited views on camera about their positive experience with us.

We are the only estate agents actually open to midnight we are offer a part exchange solution to both buyers and sellers. This is just two of the many different and unique services tailored to help our clients sell their property at the maximum possible price.

Winning the Best Estate Agents in UK & Scotland by the Sunday Times from over 5,000 UK estate agents, was a huge achievement for us as a company, it’s a huge accolade in the industry we are the first Scottish estate agents to have won this award ever.

Due to the phenomenal growth of the business over the last few years, this has meant on the odd occasion we drop the ball, however we as company are committed to always improving our service. I would invite anyone thinking of using our services to visit our head office where I would be delighted to provide a private tour of our operations where you will witness our passion and commitment to clients first hand.
Could you do with a Money Makeover?

Lots of other agents MUST have had hundreds, if not thousands of satisfied clients. The only difference here is you persuaded them to go on camera for you. C'mon, they express 'unsolicited' views and you just happened to have the camera running....... ???? Pull the other one.

C'mon, you didn't really mean to write it like this, did you? Read it again - out loud. Your grammar would shame a 5-year-old.

Again, shameful grammar. Go on, read it again. Out loud.

Did 5,000 agents actually ENTER for the category that you won in?

    Crikey, read it again, Ken.

In case there's any doubt about my stance, I believe that any supposed 'professional' posting here, should they display less-than-perfect grammar, deserves to be publicly hauled over the coals, keelhauled and horse-whipped.
  • Definitely avoid McEWAN FRASER ESTATE AGENTS estate agents at all cost. We recently completed the sale of our property and paid huge fees which weren't fully discussed during the initial consultation. The property sold for £94,500. We discussed the fees in detail and calculated paying totally approx £3500-£4000.

Here's what we really paid.... £6900

    How they handled my complaint...

Said they didnt believe ' my version' of the account I detailed in the email I was asked to provide. The company managing director then had the nerve to tell me that Darren had noticed that I hadn't taken any notes during the consultation.

Exactly WHAT does this mean ?? Did that matter ?? Attempting to justify exorbitant fees and underhanded sales men !!

If your after a quick sale and are prepared to pay high fees then use them, just be aware beforehand. They certainly won't tell you just how much they really charge for their unique sales tactics.
  • Avoid using them unless you are aware of their high undisclosed fees.
Sold a house for £94500. Told fees would cost approx £3500-£4000. Actually paid £6900. Estate agent Darren failed to discuss all the fees applicable. Was quick to leave after contract had ben signed.

Complained...was told by managing director he didn't believe my 'version' of events. Apparently Darren noticed that I hadn't taken any notes during the consultation. And his point was ??? Why should that have mattered. Clutching at straws came to mind, attempting to justify their exuberant fees and underhanded sales men.

Use McEwan if your looking for a quick sale and are fully aware of their fees and be thorough when you check the small print on the contract.

And lastly, forget customer service if any thing goes wrong !!
  • Seller BEWARE!
Please take my experience as a warning.
MF will entice you in with unrealistic valuations on your property, which will be higher than other solicitors valuations, but hey, I don't mind paying higher fees if you get me a higher sale price eh?

Well in truth your property may be worth a lot less, have virtually no real buyer interest, (even after dropping the sale price by £20,000) and once you have paid your initial £1700 for the privilege of having MF market your property you'll hear very little more from them. Yes, if you're after pretty girls with no expertise and spin from target driven salesmen then these are your people.

So, nearly a year and 30 viewings later (at £30+VAT PER VIEWING, as I'm living in London, and for some reason in Scotland Estate Agents don't do viewings(!) I decide to withdraw the property from sale at a further cost of over £1800 in fees, making an overall cost in fees of over £3500 for the entire awful experience, with NO SALE!

I received zero constructive feedback from viewings and zero interest shown from MF as to how my overall experience was. Just a final invoice, speaks volumes doesn't it?

I can only blame myself for being so stupid as to fall for the MF b******t but if this post gives even one person the motivation to look elsewhere then I'll take a small crumb of comfort from that.

    Good luck
  • Wouldn't touch them with a barge pole
Unfortunately mine is still on market with them but have had horrible emails from one of the directors totally making a fool of me
My house sale fell through 3 days before moving as things weren't in place that should have been
Fees are extortionate for service provided
Over 6000 hits on Internet but only 6 viewers through my door in 8 months
Promise after promise to help but constant nagging needed
  • I've just sold a property for £195k and incurred +£5k of fees. I was sold on their professionalism and "award-winning" service. Unfortunately, "award-winning" is not the service I received. My calls weren't answered, queries not answered, and their message board was not something their own staff liked to use. There were a few glimpses of good service in some of their staff, but not across the board. The concern being if they're not answering my calls and queries, what were prospective purchasers experiencing? This resulted in me taking over viewings myself - McEwan Fraser viewings resulted in 1 out of 4 notes of interest, my viewings resulted in 3 out of 4 notes of interest - although not necessarily conclusive, it's certainly telling that I appear to me much better at selling my own house than their award-winning service. I waited on 2 separate occasions for my agent to get back to me, resulting in me complaining initially, then requesting that the agent was removed from dealing with my property. I also waited 2 weeks before hassling the solicitor to find out what was happening on the back of an email (actually a swathe of emails) saying don't worry if you don't hear from us. Turns out I should have worried sooner - lost in the melee of communication (much of which was them trying to sell me other services) was a request for me to contact them to provide planning paperwork. Now I'm not an expert, but you'd expect that they'd pick up the phone if they need something and I haven't called them. No, they waited for me to call them, by which time I'd lost all faith in their "award-winning" service and decided I'd deal with contacting the local council myself rather than rely on them. Glad I did because McEwan Fraser would have happily had me pay 3 times the fee for copy paperwork (£210) rather than the £70 fee I incurred by talking to them myself. Luckily the council took pity on me and pulled out all the stops to get the paperwork in time for sales date.

Resulting letters to McEwan Fraser have provided no satisfaction to my list of complaints, which is not really a surprise. Therefore sharing my experience here to give an insight to their service. Over-rated, expensive, certainly not award-winning.

DO NOT USE MCEWAN FRASER LEGAL!!

We put our house on the market with McEwan Fraser as we were looking for a quick sale. Unfortunately we didn't get a sale and then my wife fell ill so we decided to take the house off the market. At this point I requested them to send me any outstanding fees I may have. I heard nothing.

6 months later I was sent a bill for £1068, which was on top of the upfront fee of £1078. I replied to the email questioning what it was for and why it had taken 6 months for this to be sent through. On top of this they were still advertising my property as for sale with right move. We were still getting people coming to our door wanting to view the property, driving past our house, and neighbours asking if the house was back up for sale!

I heard nothing back from them until January this year, a further 5 months from my last email. Requesting payment of the £1068. Again I responded asking what the payment was for and asking why my house was still listed as for sale on rightmove. This time logging a complaint asking for a senior manager to contact me. 1 month later I get an email from the finance director admitting there had been failings but still wanting the money. I have since negotiated down the outstanding fee, but still my house is listed as for sale. Today I got a letter through my door from somebody asking if my house was still for sale as it was advertised on rightmove, so I contacted McEwan Fraser's Finance Director who said it wont be taken down until I pay the bill which was only agreed a few days ago.

I cannot tell you strongly enough how much to avoid these people. Overpriced, poor service, and a waste of your time and money. AVOID AVOID AVOID!
