McEwan Fraser Legal Estate Agent good to sell?

    I haven't sold with McEwan Fraser however I did want to view a house with them. I contacted them through their email address and never heard back.....ever. As it happened I found somewhere else or I might have chased it up.

    On the flip side, a house near me was on the market with another estate agent for over two years, switched to McEwan Fraser and then sold within a week priced exactly the same!

    I would recommend checking out sold properties similar to yours in terms of size and price on zoopla then checking who sold them and go with that agent.

    Having contacted McEwan Fraser for advise about selling our house we learned about the fees involved.

    1- Fee of 1.75% of price plus 10% of anything achieved over the home report price.

    2- Photography £395.00 plus vat at 20%. :rotfl:

    3- Home report £495.00 plus vat

    4- Sale board £200.00 to £300.00 :rotfl:

    5- Solicitors fees £795.00


    By my calculation, I would be handing between £4000.00 and £5000.00 for the sale of a home. Anyone have any recommendations other than McEwan Fraser ?

    Agree the laughables, but it's hard to judge if the HR is excessive without knowing what value was placed on your house, as most/all surveyors charge on a sliding scale dependent on same.

    If you're selling to move on/up and buy elsewhere, where would that be? I generally suggest your sol should be experienced in your buying area, rather than local to your sale ...

    Bwahahaha. 1.75% sounds outrageous enough, but considering some properties are selling for 10% over the HR value (without the agent necessarily having to do a great deal) that would effectively be an extra 1% for them. I wonder what fees they will come down to?

    I've just used them to sell. I'm happy with their service, especially as they achieved a good price when little has been selling locally. The photo's and schedule were excellent, and definitely helped achieve a quick sale.

    Communication wise I had no problems with them. Using their seller dashboard I can see all the stats of my sale on terms of views on rightmove/zoopla/s1homes and their own site, along with requests for schedules and home reports. Them chasing feedback and customer feedback appears there as well. I've phoned them and been phoned by them and there have been no problems.

    All in all I've found them to be much better than other local agents who have been a royal pain when I'm trying to arrange to view and buy something.

    The main reasons for selecting them were 1/ The photo's are much better, even though there is a cost for that 2/ They are open late (10/12pm) and all weekend (and I'm fed up of others locally who are impossible to get through to), 3/ Seller dashboard/online facilities/listed on all the websites. They seem to be running an up to date system, where others locally seem to still be on Rolodex and placing adverts in newspapers!

    It did cost more, but I'm delighted with the results.

  • Having cancelled our appointment with McEwan Fraser. We then received a lengthy email response from the agent Darren Lee.

    Below is how his response ended:

    "I fully accept that some clients wish to dine in McDonalds and some at Gleneagles. The choice will always be yours. The following link will show you the perils of using a low fee. "

    Or not. I've been a member here for years, a quick look through my history will show I've nothing to do with them. I did work for an Estate agent 20 years ago.

    The OP asked if anyone had used them and what their experience was, I answered from my perspective. If you don't agree with it don't accuse me of spamming/lying.
