    Women walks in off the street and says "I'll have that one, no mortgage required." He has a duty to the buyer to establish that you are a genuine buyer IMHO.

    Practically speaking whether they have a duty or not the EA is going to recommend the best bid they have received to their client - so if there are competing bids then as a buyer you have to decide how much you are going to disclose in order to give yourself the best chance of having your bid accepted and balance that with the risk that you will be fake gazumped (to be fair if the EA you are dealing with is prepared to fake gazump you then they will do it anyway whether you have shown them you can afford more or not).

    Personally in PN's position if I thought there was a risk someone else would come along and put in a competing offer I would just show the agent a redacted bank statement with the money in it. If I thought there was no pressing urgency I would instruct a solicitor (which itself indicates you are serious) and show them my bank statements and ask them to confirm I am good for the offer.

    When I was putting forward our offer I was fairly loose with the information I gave to the agent because he had shown is around two other houses on the market for up to £100,000 more so it was pretty obvious that we could afford more.

    Some people just don't like the beach. Others get sore being there.

    I don't mind the beach if I have a) a big enough parasol and b) a warm enough sea. A nice cold drink and a sunhat are good compliments. I can keep that up for a good, ooh, 90 minutes before I'm too bored. I love sunny days and sitting in the shade.

    As you know we're massive Eurovision fans at casa tifosi. We've been listening to the songs this year. First impression, not as good as last year. Second impression: our favourites are Hungary, Azerbaijan and Austria.

    I don't like Azerbaijan this year, I hate the Russian entry, and I like Georgian entry, but don't think it will qualify.

    Hungary, Austria I like, but the favorite is by far Armenia (and not because I'm working with it)

    I've seen Armenia is ahead, it's a nice song, definitely one of the better ones, but not in my top 3. Haven't listened all the way through though. My favourites this year all have strong lyrics. Normally I like a stonking dance tune, but they are a bit lacking this time round.

    Russia is ok... Georgia I didn't get. DH liked the Polish entry, but I think that has to do with the boobs in the video:o. I quite like the visual effects for the Romanian entry too, that will be interested to see if they do it live.

    It's funny. I made a conscious decision not to look at who your top five were (as per NPT10) to see whether mine were the same, until after I'd chosen mine. We don't align that much this year. I think last year our opinions were more aligned. Perhaps because the best songs were more obvious then.

    EA didn't ask. I did say I had an AIP though. Part of the doozerboy hard sell tactics (trademark)

    Gardening gets ridiculously addictive. I'm due to start inspecting my trays of tomatoes on an hourly basis, as I do every year, immediately before I panic that nothing will sprout (which they shouldn't, as they've 3+ weeks to go...) then panicking, planting too many more seeds, then immediately noticing that they're sprouting.

    That usually preceeds the great jelly tomato plant giveaway, coz I grew too many, again.:D
    It's getting harder & harder to keep the government in the manner to which they have become accustomed.

    Romania participated in 2010, and they're reasonably good live. (song was 'playing with fire' if I remember rightly). The lighting worked well then, too.

    Russia I class as being too 80s, although Kirkorov wrote it, so that's no surprise. The lyrics sent me fuming, too.

    Georgia, you have to be Georgian to get this year. It's quite traditional Georgian, but worse.

    Poland, I'm not a huge fan of.

    I think that's probably the case. It's too close this year, however, which is why even in the office, opinions are firmly divided.

    Free tea and juice delivered to us on the beach from my parents who also handily bring magazines, papers and usually treat the boys to an ice cream.

    Going to the beach is a cheap day out for us.....my parent's house is just off the seafront!
    We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
    Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.
