Changing the subject briefly, got two possible reservations tomorrow in excess of £700k.
Both are going to be classed as second properties and the SDLT is £47,200 in each case.

Just finished the emails, system update etc and have a clear conscience in taking tomorrow off !
I have a two week schedule of IT stuff to do setting up the revised back office, new websites and supporting documentation off for MCD and the move to Limited Company (long overdue) at the end of March starting on Boxing day.

That's amazing for them. I've noticed the responses from them are very quick but still asking silly questions or irrelevant documents.
They declined a fantastic BTL case at the end of last year forcing me to use Woolwich, that's going to take a while to be forgiven!!!I am a Mortgage Adviser

Married couple.
She owns the main residence in her sole name.
He owns a BTL.
They want to sell the main residence and buy a joint main residence, keeping the BTL as it is.
I've told them as they will complete after 1 April and he is increasing his portfolio from 1 to 2, the SDLT surcharge will be payable.
Explained to them we cannot advise them formally, but to speak to a solicitor. Solicitor has told them as they are selling their main residence and buying a new one, the surcharge doesn't apply.
I'm looking at this again;-Example 19:
B and C are purchasing a property together. This will be B’s first property, but C owns another property that she is not selling. For C, this will be an additional property as, at the end of the day of the transaction, she will own two properties and is not replacing a main residence. Therefore, the higher rates of SDLT will apply.
