They will probably give you £50 cos L & C will give them £250

How important is £50 to you?

What other options do you have?

  • £50 is not terribly important, I'd rather have a good quality broker and I've no idea where to begin. Should I use a local one? Does it matter?

I will use my previous solicitors as they were decent, but I have never used a broker before. I don't even know if I need to pay them, but I think I'll use one this time as circumstances have changed considerably since last time.
  • Lost a client there to an adviser pushed by builder on a new build. Offer in 27th November and they told him completion would by 18th December - mainly due to fact they push so much business to lender ( NW ) they can push it through faster.

I told him that was b***ocks and application to completion in 15 days was a ridiculous timescale... anyone else ever come across this hard sell?

  • Yes - '!!!!!!!!' particularly with NW at the moment

Yes - '!!!!!!!!' unless using a solicitor who truly doesn't give a damn about the purchaser

Yes - all the time (within the limits that we don't do much newbuild - primarily because we can't be arsed to deal with developers (who generally make EAs look like fine examples of humanity) !!

    Does such a person exist?

They cannot seem to even be able to replace our BDM currently.

Yeah, I think they are very nervous about brokers finding out about doc checks being outsourced to India and all the box ticking nonsense that has resulted, so in our area the RM is acting as "Super BDM."

  • Anyone else amazed just how bad Halifax doc upload system is - most others just log in to case - select upload and done. Not only does the system take about 15 different steps before you can upload but then you have to phone and tell them which takes on ave 20 minutes!!!
