Clients wouldn't have even had an appointment booked in branch by now.
I love this, if a client calls me off the back of not wanting to wait for their bank to give them an appointment I take it as a personal challenge to get the offer before the appointment would have been.
Had one last month, two week wait to see Santander, called me up instead and 10 days later full offer produced.I am a Mortgage Adviser

I'm very careful to avoid getting into a situation where I could be construed as giving advice when contacted by PM.
I ask people contacting me that way to open a thread on M&E, or to contact a broker in real life.
Am I being over-cautious, or do others take the same kind of precautions when it comes to exchanges of information which aren't totally visible on here?I am a mortgage broker. I will response to a generic question KS.
E.g what are my chances of getting a mortgage if ....
I will not suggest a Lender or Lenders on PM or Forum, that is where the line lies in my view.
I am sure we all take phone calls where we pre qualify or guide people based on a few facts. I do not see that as advice- and I do not see a PM as any different.I am a Mortgage Broker

Hmm, thanks.
I've offered to open a thread for someone in my name who doesn't want to do so him/herself for fear of being recognised in real life.
I really don't want to get into a case discussion with someone by PM as it's not what I'm here for... it's too much like work!I am a mortgage broker. Just took yet another call from a prospective borrower with major adverse credit that has been taken to Halifax and been rejected.
I find this so irritating - these clowns doing this with applicants should not be in business.
Why don't they just admit they don't know enough to handle adverse cases?I am a Mortgage Broker

You must be really good at adverse credit mortgage applications.0 -

"I don't know what to do with this and I haven't really got time to find the correct route to go; so I'll try a DIP with Halifax and see. It's only a soft search, so no harm done if it fails."I am a mortgage broker. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it. Hm. I have an idea. Selective response.
Henceforth, if Lynne Truss would not be happy with the way the thread/post is constructed, I am not going to reply.<pedantmodeoff>I am a mortgage broker. Earlier today, at 12:05 we received a secure email which said;-
"Kindly do a PCV to update account numbers 92320XXXXX & 97335XXXXX in the application."
We contacted the client concerned with a request to provide us with an up to date mortgage statement, as we were given only one account number.
At 17:04 we received another secure email which reads;-
"We have received your application and on further assessment of the application, there is no requirement of a Pre-Contract Variation to disclose the other 2 mortgage accounts (92320XXXXX & 97335XXXXX) of the applicant. Kindly ignore the previous mail sent in regards to the same."
Under the circumstances, I felt the need to respond thus;-
“You are absolutely incredible, do you know that?
Thank you so much for creating work for us, then deciding it wasn't actually necessary after all.
As we don't particularly want to "bask in your reflected glory," we won't be telling our mutual client his lender can't manage the proverbial "alcoholic beverage overload in the large-scale fermenting house" so we'll wait for him to send us the mortgage statement we requested earlier and then do absolutely nothing with it whatsoever...
Barclays is known, not particularly affectionately around here as "Everything is sh*t and nothing works" and you seem to do everything in your worldly power to prove us right.
Thank you.”I am a mortgage broker. You should note that this site doesn't check my status as a Mortgage Adviser, so you need to take my word for it.
