I went back to site today morning and didn't find any UKPC sign board in front of parking bays or the unit (Unit-11 to be honest). However, there is lamp post (with UKPC notice board) about 8-10 mtrs from parking bay and that lamp post is located between Unit 12 and Unit 13. Also, unit 12 had UKPC sign on the building as well.

Check "11 Clifton Rd, Clifton Road Industrial Estate, Cambridge, CB1 7EA" in street view on google map. The map data is not latest but gives you an idea about location.

Do i stand any chance of winning on appeal?

100% of POPLA appeals from here, win and UKPC are easily beaten. Wait for the NTK in March!

It's mostly irrelevant you received a ticket in the same car park. Please read the sticky thread by coupon mad, any questions then create your own thread. Thanks

Havent appealed yet. Waiting for NTK as suggested by other users on this forum. Appeal templates are available on newbie page. Check above message by Storma. BTW: Did you get ticket in unit -11 parking area or other units nearby. Most units have UKPC notice next to the doors.

Doesn't matter if there were UKPC notices, we still win at POPLA.

These matters are basically contractual breaches, and the 'fines' are actually penalty clauses, and by giving you a notice with a different amount on it to their signage means they are breaching their own contract, thus making it unenforceable. If you haven't already, get pictures of the signs.

The reference to the different units will only matter if the parking attached to the unit is owned by different land owners. In most cases, the 'communal areas', such as parking are owned by the freeholder who hires a management company or parking company to manage the parking whilst the units are leased out to different companies. It may be worth checking who owns the space you actually parked in and whether they own all of the other spaces.

Pictures are with me. Had a chat with reception ppl at nearby unit. The whole area belongs to Cambridge university and units are leased out to businesses. Parking is managed by UKPC in contract with university.

In that case then they wouldn't need signs near every unit, as long as the signs are in a prominent position, and they would argue that putting them near a lamppost is the most obvious place as it allows them to be visible in darkness. Your best routes of appeal will be the usual no pre-estimation of cost, no power to enforce and the fact that the signage is different to the notice served on you.

How can the car driver be sure if that area belongs to single owner or not? There was no sign near the entrance nor in front of that unit door. The nearest lamp post was located good 8-10 mtrs away and in front of unit that had notice on the door as well.
I thought the fact that there were no signs front of that unit will add weight to my appeal.
