    i agree with the 70 million figure or thereabouts (programme on bbc next week)

    in answer to your question no were never going to build enough houses to keep up with demand

    and don't forget if there is a crash housebuilders will halve their output until the market picks up again

    also don't forget that housebuilders will be halving their output anyway when the new building regs come in 2016

    sorry has anyone built a carbon neutral home yet?

    But where are the many millions living now? Would be a bit noticable if they were all wandering the streets waiting for Gordy's "miracle estates"...

    Will the population continue to increase at the same rate as the last 5 or 10 years if the "debt boom" doesn't continue?

    its one of the reasons why house prices have been increasing so much

    possibly not but were still a better bet compared to where most of these people are coming from

    look at the birth rate in this country now as a pointer

    Half their output? I guess that means they'll also half their employee numbers, half their turnover and half their profit. Those house builders that are publicly listed may also face a shareholder revolt.

    Only as long as there is work and as long as where they come from is having less of a boom - may not be the case over the next 5 years.

    if theres going to be a 30% crash in prices as people keep saying then that means they will almost lose 50% of their profit anyway

    they will just build out the sites that maintain their profit margin...the rest they will land bank until the market picks up again
