    On Google Street, some of the houses behind look much fresher and newer as the rendering has been coloured.

    Bit on the expensive side IMHO knowing the area, and if anyone is buying from out of area they have probably been warned off of Knells. For that price you can get a three bed down by the hospital - you really should be looking at 100k or under.

    Only two bed - so not really a family house, change your target market to young professionals, emphasis in listing that it's got the bus route, not 'that' long walk to station, good commuting for Sellafield, NNL, and all the stuff at West Lakes and Lillyhall.

    Outside looks a bit depressing.

    Green bedroom small.

    No floorplan.

    Outside space not pictured for size.

    Parking?

  • I agree it looks as though it may be of non-traditional construction - OP, can you enlighten us please?

    The exterior looks very grim and in need of brightening up.

    Is it ex-council? The area seems to be full of similar rather drab pebble dashed housing. It's well presented internally, but I think it's overpriced given the location and it's a 2 bed and no off street parking.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Looking at house prices in your street.. (so not other areas..) and it does look overpriced.

    83 High Road, 3 bed - 160 - 2007

    130 High Road - 3 bed - 119,500 - june 2012

    126 High road - 2 bed - 117k - April 2011

    134 High road - 3bed - 113k - Nov 2011

    156 High road - 3 bed - 107,K - May 2008


    We have another that sold for 107 but it doesnt say how many beds.. after that we get under 100..

    How do EA work out the asking price then? Surely it's not in their interests to overprice as their fee isn't a percentage of sale, rather a set fee? Seems a bit odd.

    Think we will get the pictures sorted, add a floor plan and leave it another month then look at dropping the price.

    AP's are more an art than a science. But the more EA's you have round to value a better idea you will get of a realistic AP. Also it will depend what you say to the EA - eg do you want to get top price possible (but runs the risk of not getting any viewers), a realistic, fair price, or a price for a quick sale. Some EA's value high to get the business then if there is no interest pressure the vendor to reduce their AP. There is a 'most reduced' tab on Zoopla, and a browse through there and you will start to get an idea of the EA's that use this business model. Some EA's value low to get properties on and off their books quickly and make their profits via volume of sales.

    EA's also use different models for fees. Some charge a fixed fee whatever price the property sells for. Some charge a percentage of the original AP (an incentive to value high) and some charge a percentage of the final selling price.

    The moral is - research your EA's before having them round to value your property so you know what you are dealing with.
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    When we asked estate agents round to value.. we got 3 different options

    EA1- £0 upfront 1.5% of sale figure
    EA2 - £150 upfront 1.5% of sale figure
    EA3 Fixed fee - tell me 'the minimum you will take' and I will charge you 1% of that -of course we will get your more- becuase you don't want to think you could of gone somewhere else - and saved money...

    They all charged 1.5% round here.. some appeared to look on a chart to work out the fixed fee, but they all would have worked out at 1.5% of higher..

    For various reasons we went with EA agent 3, he then tried to charge me for professional photographs (£160 upfront..) I refused.. so he agreeed 'he's slip it through the branch... anyway - turns our - he throught our 'estimate' was 'overpriced'.. and that we should sell for 7% less than our lowest 'we will take this' price.. He spent the whole time saying 'reduce your price, reduce your price, .. of course for him it made no odds what we sold for - he had a contract saying we'd pay him X (his rate would have been about 2.25% of his 'opinion of our sale price)- When we said this to him directly, he just shrugged.. as if to say you havbe signed the contract.. of course all the 'hard sale at the beginning about it 'being fair' was just hat it was just hard sale.. . needless to say we didn't sell that time..
