Hi
We're trying to sell our house, it's been on the market for 2months and it's not had any viewings, I know it's a poor time of year, bit would still appreciate opinions to see if there's anything we could improve on?
Here it is on RM
I think we might have overpriced it, but we got the same price from different agents so went with it.

Just had a quick flick through the pictures and read the text.
If there is a sea view why no photo of it???
Also if this is being marketed as a family home then I think you need a photo of the outside space at the back, not a photo of the back of the house if you see what I mean.
House looks clean, tidy and well presented. Really could do with some colour at the front - photo with some daffs in tubs maybe?
A few smaller things - could do with a bit of colour in picture 8, reduce clutter in pic 9.
No floorplan.
It is a quiet time of year, but if no viewings at all could be down to price.

ETA - Just had a look on RM for similar properties in the area - your problem is 3 bed semi's are the same or not a lot more than your AP. Plus the stamp duty threshold is going to push the 3 bed semi's down to £125k, only £5k more than you are asking. What are property prices doing in your area? If they are stagnant I think you may struggle to sell at your AP.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

I think the inside looks nice but it's a bit annoying that the photos aren't in order (ie with all the living room pics together, all the kitchen pics together etc)....add that to the lack of floor plan (which I think is a necessity, lack of a floor plan really puts me of viewing places and in my head it means either the estate agent is lazy or the layout is odd and they're trying to hide it) and you can't get any feel for how the house flows.
I agree regarding some colour at the front of the house - it looks rather drab thanks to the pebble dash and grey day the photo was taken on. It looks like there's a hook near the door for a hanging basket so it would be quite easy to go to a garden/diy store and pick up a pretty basket to hang up (Homebase had some full of primroses reduced to £4 the other day). I think a few winter flowers will really brighten it up and make it look more inviting. I'd probably also put a couple of pots either side of the door.
I also agree about the photo of the rear of the property - it would be better to have a photo looking out from the back door to get an idea for what the garden is like. Unless of course it's very bad (which is what I kind of assume without a photo).
I'm not sure photo 9 needs de-cluttering so much, but think I'd re-take that photo with different linens on the bed. The pattern on the duvet is quite loud and makes the room look much more cluttered than it is.
And I think you should definitely have a photo of the view!
Looking at sold prices in your area, I'd be questioning the price as well.

I think it looks really nice, very well presented. Only things I would, if I were looking there, query is the construction - is it brick, or is it concrete and if so what type of concrete construction? Additionally, as earlier poster said, the asking price looks to be on the high side of things given something like 15 Basket Road (which seems comparable at least on the surface) went for £83k last November?0

Looks well presented to me, so on the face of it nothing wrong there.
The only way you can really speed up viewings and sales is by dropping the price to lower than others in your area - which you may not want to do. Price it the same as others and you will hopefully still get a buyer, but it will just take a bit longer.I'm not a lawyer, so this is just my opinion. Don't go acting on legal advice you get from a stranger on the internet!0 -
I really can't see any fault with the pictures on RM - love the blue colour in your lounge! All looks neat and well presented. I don't know the area so I can't really comment on price - but looking at similar properties is looks like you may be competing with 3 beds?? It is a quiet time of year so perhaps a little patience is all that is needed. Check with your agent that they think the price is right though.0

Looks lovely to me. I'd definitely get a few pics of the garden, a nice garden (or the potential for one) is a real selling point for me. A small point but you could re-do the photo of the living room that shows the pet bed. That might put some people off, they might assume the carpets will smell even if you know you have the cleanest dog in the world!0

It's price! 120k is too much.
I've just had a look around Whitehaven on Rightmove and there are a load of 3 bed semis looking quite respectable for around the 100k mark.
Yours only has 2 beds. The pebble dash, dark window frames and grey sky in the photos don't help but there's not much you can foo about that.0 -
Okay I've not read other comments so this is just my humble opinions.
In the first instance, there doesn't appear to be any pictures of the dining area in the kitchen, any of the 3 gardens, the utility area or the sea views. This would immediately make me wonder if this was because of problems with any of those things.
Picture front of house
Looks very bare, could you add a hanging basket or a pot? Alternatively some flowers in the windows? You would be better trying to take this photo on a sunny day.
Pictures of Lounge
Is that a cat bed on the floor? Move it. You will put people off coming to see the house worrying it will be smelling of animals. Overall the lounge is very well presented but sterile. You need to add in something like flowers, maybe turn the fire on for the pic, add some lifestyle magazines.
Kitchen
The kitchen looks amazing. I would dress it with some exotic fruit rather than just pears in the bowl, perhaps some daffodils on the window ledge, add a stoneware (le creuset style) to the top of the job. It's about selling a lifestyle and upselling; take a look at a show home to get the idea.
You definitely need to show the dining area here. Dress the table for dinner, add a centrepiece of flowers or candles.
Bathroom
Looks well presented again, get rid of the toilet roll from the side of the bath. Add some spa products on side if you want, love the candles. Move whatever the electrical thing is off the side of the bath. I would add a succulent plant in here to bring a bit more life.
Green bedroom
Get rid of the hanging stars from the window area. Add a voile for the photos to obscure the view. Is that a canvas wardrobe? Move it for the photographs. Show another angle of this room too. De-clutter the shelving unit.
Other bedroom
This does look nice. I would soften the windows with either voiles, flowers or other piece, even just a vase with pebbles. The DVDs in the corner make me wonder if this is because of lack of space downstairs, would it be possible to relocate these for the photographs. This bedroom doesn't seem to have a wardrobe in it at all, is that right?
Photo of rear of property
Very bland. Add the actual gardens. Move the hosepipe, and if you can add a outdoor table. Argos do some rather posh looking ones for less than a hundred pounds, or borrow one if you can. Is the shed yours? If so, are you leaving it? I couldn't tell from particulars.
Overall the photographs need sorting into a sense order rather than jumping from one room to another and back again, especially the bathroom photos as at first it seemed like one was an ensuite until I checked the particulars and looked more carefully.
