    It's a very nice house indeed & to be honest the only pictures I would change are those of the green bedroom & the back door. I think if a plain or less busy duvet cover was on the bed in the green room, it would give the room a much less busy & cluttered look.

    The picture of the back door seems pointless, so much better to have a picture or two of the garden.

    If any of the rooms have sea views then stating that would be a bonus as well as having a pic of a sea view from the house.

    The kitchen is fabulous & I'd imagine could be the thing to grab viewers & make them want to buy your house. I know it would entice me.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Remove cluttered shelving unit from bedroom.
    Treat the wood on the outdoor staircase. (Can this be done during this damp weather, though?)
    The living room looks cold to me . I'd replace the blue paint and cushions with warm red or rose colour.
  • It looks like a very nice house, and well presented
    I would definitely be put off by the fact there is no picture of the garden - the blurb says "good sized gardens" but the 1st picture shows a fairly small front garden, and there are no pictures at all of the back garden or side area, which is off putting. It the gardens are a good size why not show them?

    Where do you park? It doesn't look as if you have off street parking, and there is no mention in the blurb - this would make me think that parking is going to be difficult (in my experience, where there is easy on-street parking the agents usually put something to that effect in the description)
    Bathroom looks very dark (Pic 8 especially) this may be down to the photographer not compensating for pointing at the window, but it is a bit offputting.
    The lack of a floorplan is very offputting, even more so as you don't have photos of all of the rooms in your house.

    All that said, I agree with PPs that the most likely issue is price - your house seems expensive for what and where it is. If there is a good reason why the higher price is justified I think that needs to be made very clear - I don't know the area but there is nothing in the blurb that might explain it (if it is in the catchment area for a particularly popular and over-subscribed school, or something like that which might explain the price hike then put it in the details!)

    I'd be inclined to put a but of warmer colour (red / orange flowers or cushions) into the living room, and a plainer cover on the bed in the green bedroom, but I don't think the lack of them is why people are no viewing, I think that is the price.

    I like the interior, for me the exterior just looks drab and miserable, could do with some colour.

    I personally see nothing wrong with the pics that would be putting people off not viewing at all. I think it's a very nice house.


    I have no idea about your area so may be your house is in a much better area than all the other RM properties that come up but there are plenty of 3 bed semi's at your price and less.

    Thanks everyone. Some helpful tips that I will change and take some new pics. I also think a floor plan is a good idea and I actually think that was agreed at the start with the EA anyway, so will arrange that.

    As for the price. I know there are other houses cheaper. Some of it is down to area definitely. There are houses being marketed very cheaply, but I wouldn't go near the location regardless of how cheap the house might be. I do agree ours may be slightly over priced, but we would be reluctant to go much lower.

    There is a bit of furniture that we want to leave in the house, should we mention that to the EA for that to go on the info?

    I've just had a quick look at some of the 3 beds and I'd say only 2-3 are comparable to ours. But I may have clouded judgement. One in particular has 3 beds, but a downstairs bathroom - is this desirable or not. I personally would say not, but that may just be me. Others that are much lower, I would say are in a undesirable location. Personally.

    But yes probably still a bit over priced.

    Pics -

    1) Kerb appeal poor, no gate on posts, front steps need painting. Drab garden
    2) Lounge OK if a bit '60s in style
    3) Lose the loo roll and retake
    4) Kitchen, a bit too 'brown' with the floor, doors and tiles. Needs something to make it look fresher
    5) Seen the lounge before, out of sequence
    6) Seen the kitchen before, out of sequence
    7) Seen the kitchen before,
    8) Out of sequence
    9) Bedroom too cluttered, colour is a mish-mash
    10) OK, but shows the road so maybe noisy?
    11) OK
    12) Messy, tidy hose. What about rest of garden?

    No floorplan
    No mention of what parking is available
    No mention of broadband services

    Looks overpriced compared to what's sold and 3 beds.

    In the current NW market, the price for a 2-bed may be set by what will give a BTL LL a 6% yield. £500pcm for a 2-bed looks achievable, which suggest a price closer to £100k. TBH, if you are looking to price-to-sell, £99,995 looks a better bet.

    My comments:

    There are no photos of the utility room that I can see, that would be a big selling point for me

    I would like to see the garden as it sounds great, same with the sea view.

    I like the lounge as it is, I don't think it looks too cluttered, but what is the view from the window? worth putting on?

    The bathroom looks small in the pic of the bath itself, but it clearly isn't, so I would get a photo of the whole room.

    I would view your house if we were looking in this area, it looks stunning. Good luck.
