There are 3 properties, with only 1 comparable to ours (4 bed detached) and we are now priced £8k below this one

    Are they getting any viewings?

It's entirely possible - probable, even - that yours is still too expensive, whilst theirs is WAY too expensive.

Quite simply, if people aren't even coming to look, then there are only four reasons.
    - Buyers don't know about it. (it's 2014 and the house is on RM, so can't be that)
    - The estate agent are incompetent. (you wouldn't have gone with them if they were, right?)
    - The details are putting people off. (clearly not, going by the replies in this thread)
    - It's too expensive for what/where it is.

Cross the first three off, and you're left with the last. It's that simple.

You've been on the market at probably the quietest time of the year, but 4 months and no viewings is bad! Price is probably the reason, but that's merely a basis for opening negotiations - I feel it's the (awful) photos that mean people aren't even bothering to see the place in person. Specific comments include:

Photo 1 - the angle makes it hard to tell which is the house, let alone see that it's detached. I had to look at the photo in conjuction with the floor plans to understand your 'cover shot'. I still don't know which garage (of the 2 visible) is yours. Try a face on shot to the front door, or, if that makes the place look too grim, crop the right hand side of the existing shot to aviod confusion with next door.

Photo 2 - Nice photo of the rug, but where's the top half of the room? Was the photographer a midget?!? The shot makes the room looks small and cramped, with a low ceiling, which it probably isn't. The photo needs a wider angled lens, or to be taken portrait, not landscape.

Photo 3 - another floor pic, as photo 2. Tiny table & chairs in the alcove seem quite forlorn and makes the room look sterile, unwelcoming and unpleasantly vast.

Photo 4 - see above. It looks quite a long walk from the oven to the sink! I'd put the dining table in this room, as it doesn't look that large.

Photo 5 - another half-shot room. Sells the table more than the house. Book cases etc make the room seem cramped and unsuitable for dining in - I can't imagine 6 people in there comfortably!

Photo 6 - wow! I can almost see the ceiling! This is the most complete 'room' photo I've seen, alas it's of the hallway, rather than a room.

Photo 7 - a few more pillows and cushions on the bed would make this a whole lot more appealing. If this is the room with the fitted wardrobes, where are they? And we're back to missing the top part of the room

Photo 8 - shampoo bottles in the shower make the place look untidy, which seems odd given you've cleared up by the wash basin

Photo 9 - photo makes the room look pokey. Furthermore, given the bed is the main focus of the photo, then it could be more attractively made / presented. The covers are wrinkled, the duvet is caught between the mattress and the frame and the pillows look flat. I'd hardly want to slump into that after a hard day at work!

Photo 10 - the lower half of the room looks fine, but aren't we missing the 4th bedroom somewhere?

Photo 11 - another awful shot showing half a room or less. That shower arrangement would drive me mad - I suggest you get a shower screen fitted and raise the shower head holder to a sensible hieght to allow someone to take a shower standing up.

Photo 12 - lawn looks patchy. Hide whatever's underneath that tarp.

Photo 13 - this really doesn't add anything, and is badly shot to boot. Get rid.

    Other comments:
No photos of playroom, ultility room, 4th bedroom, garage. Why not?
Corner plot layout confusing - could you ask for a site plan (rather than just floor plan) showing house, garage and front and rear gardens?

I agree that it is a nice house, but the photos are not very well done - they show masses of floor but only half of each room.

When I firdt clicked through I thought the agents had made a mistake and described the house as detached in error - even looking in more detail at the photos and the plans it still looks from the first photo as if it is a semi, which would leave me wondering whether it's one of thse which is technically detached because there is a 6 inch gap between it and the one next door... changing the angle of the first photo so it was more straight on to the front door, and/or getting one done of the house from the back garden (which presumably would show that it is not attachced to the neighbouring house) might help.

Check how long you are locked in with your current agents and consider changing - 4 months and no viewings at all is a long time, especially if they haven't offered you any constructive criticism in that time. Are they doing any marketing apart from having it on Rightmove?
