4 months on the market & no viewings

Looking for some advice. We have been on the market with a local Estate Agent for 4 months and have not had a single viewing. Property is 3 years old and still pretty much a blank canvas. We are in a large village, with good amenities and a good road network. Appreciate that the market is a little slow and given our location, we are fishing in a smaller pond of potential buyers, however we remain puzzled at lack of interest.

We have reduced the property last week by 5% to stimulate viewings and although early days, we are yet to see any movement.

I am at the point at looking to appoint a second agent - either Estate Agent or take the online route with Housenetwork or similar. I appreciate that having both an EA and online agent could result in paying an upfront fee and possibly gaining a sale through the EA and paying out twice, however this is a risk I may need to face into.

I'd appreciate any thoughts on stimulating some viewings

    Well first thing I have spotted is in your postcode alone there are 3 houses for sale! If I put my postcode in there are no houses and only 6 in 1/4 mile!

    There are 3 properties, with only 1 comparable to ours (4 bed detached) and we are now priced £8k below this one

    It's price. Simple as. You might get some interest at the new price. If not, then either sit it out or drop it further.

    We got a lot more interest when we switched our house to an EA who advertised on Zoopla as well as Rightmove.

    It looks a lovely house.

    It is a nice house, a few things that might put off potential viewers is the actual plot, there is virtually no front garden, a lot of people don't want their home to be directly on the pavement. As someone in a new build the radiators would be an issue for me, our flat had similar to that and we had them changed and the boiler system before moving in, the radiators really are too small, couple that with an electric fire and to a lot of people that screams rubbish boiler.

    It is nice but the pictures don't show it off, the picture of the bathroom is rubbish, the picture also suggests it is just a bath, where as when you read the information you see there is also a shower cubicle, if something like that isn't shown people will often over look it.

    For only a few grand more there are some very similar homes in the area that do appear to be more private.
  • Property looks lovely, very well presented, clean and tidy.

    However, over the road you have a kids play area, which (in my opinion) will turn into the local teenagers hangout at night. Potential for noise etc, which may be putting people off. Try losing the last photo so at least you get viewers before they see the playgorund?

    Our current agent uses Rightmove, Zoopla & Primelocation, so we're fairly well covered. My concern is that as time passes, we will be included in less searches as I certainly only search for new listed properties. Hence why I think listing with another agent might get us back to the top of the search list.

    I suppose the question is whether to run an EA and online agent in parallel
