    My point was the market in your area is possibly saturated. DN21 4 has 121 results on zoopla, my postcode to the same figures has 19! Of 4 beds in the area there are 33, lots of choice. Some have been on the market since sep/oct 2012! Your price seems reasonable, but it looks as if you are competing with new builds too?


    I agree with Gwylim and Casper, you need a USP!


    I was thinking that your photos you look quite overlooked and then walked into my bedroom and looked out the window at the side wall of the house next to us, which if the photo was taken from the wrong angle would mean no one would ever view our house, but move slightly and it is green field and the other side vista for a mile! Maybe you need to change your photos and maybe make the house a little less bland, without prejudice!

    Appreciate the feedback, especially on the internal photographs and bathroom, which I'll get addressed. Not sure how best to convey the plot location, as again, it's the largest on the development and in a cul-de-sac, so has very little privacy issues, although I appreciate that the photos don't do this justice and may appear to be an exposed plot

  • Firstly I think that is a very nice house! And although I dont know the area it seems good value.

    I am wondering if you may be "competing" with brand new housing developments in the area, in which case the developers will be able to offer incentives that you cannot. And some buyers just prefer brand new rather than even newish, but 2nd hand houses.

    The only thing that would put ME off is the kiddies playground very close (as does the footpath close to your ground floor windows which reduces privacy). But families which are your target market probably wouldnt mind either things.

    Things you could consider? Putting away toiletries rather than leaving on shower floor (suggests not enough storage) and generally although clean and tidy the general effect is rather "sterile" and softening and decorating with a few "lifestyle" knick-knacks, fresh flowers etc might give the house more character. Other than that I guess its a waiting game.

    I dont think another EA would make much difference, assuming yours is the one that buyer-families are likely go to first??

    If so, how much was your house when new? Are they still building?

    we have a bit of green opposite
    we had kids for a couple years nothing for last 8 years.

    if local kids hang out they watch the house for free.

    The house is almost 3 years old. The last plot to sell was the same style as ours and was marketed for £220k, but I expect probably achieved c£200k, which is the same price we paid

    You need to make it look like a home, if the show home looked like this inside what would you think? Its a family home, but it doesn't look like a family live there, it looks cold and bare, it needs to look comforting and warm, the living room is achieving that very well.

    Kitchen, lay the table and just have the two leather chairs, one each side, it looks off with chairs that don't match and having the table in an area where four people don't have room to eat. Ensure the blinds are showing, as at the minute it looks very bare as you cannot see the window coverings. The tops look a little cluttered, now I know most of have tops like that, but for photos they need to be as clear as possible otherwise people may think there is a lack of storage.

    Dining room, again, lay the table or place a nice fruit bowl in the centre with a nice table cloth.

    Bedroom, only one pillow on a double bed, it looks odd. From the floorplan the main bedroom has fitted wardrobes, show them off.

    Bathroom, remove products from the floor, put soap in the soap dispenser, mirror in the window would be useful.

    Garden looks really nice, maybe we could also have a view of the house from the garden.
