Yup, I am a landlord. Not just in the UK. But I have class and use proper lettings agencies (I don't put all eggs in the same basket). With a managed service, there is no hassle really. Of course, the risk of tenants not paying rent is there, but that's what insurance is for.
My LL is a bit of a joke. We agreed that given I am busy and don't have time to maintain the garden, the LL would sort this out for an extra £100 a month. A real joke! Someone does come and do the front on occasions, but nothing has been done to the back at all, despite this being clear in e-mail. All I seem to get are lies and more lies.0 -

It's not class that makes people use agencies, it's naivity in thinking they know more than you about letting property. I hope you keep your agents on a short leash. Don't think agencies necessarily know or adhere to all the relevant and up-to-date lettings regulations. And don't think they won't charge you a premium for repairs they contract out to their chums in the trade for a hefty backhander. And the buck will ultimately stop with you when they screw up.

When did I say that I was " so knowledgeable about letting law"? On the contrary, I even admitted that I didn't know this aspect about surrendering early - hence being on here! So please, stop illustrating your utter stupidity to the whole world!
I am a management consultant, I know certain things pertaining to the industry I specialise in. It's not tenancy! So, I make use of lettings agencies. Oh, and yes, it's a rather comprehensive "managed service". The good thing is, we use the same tradespeople, e.g. the same plumber I used (more like a family friend now) when living in the West Berks place is the same one that the lettings agency use. Never had a single complaint from any tenant in all 3 places. I put it down to the professional lettings agencies.0 -

Indeed. But..... you need to be able to communicate effectively. I am sure you will agree that you cannot do this if you do not have a decent command of the language in question.
Given that your level of English is horrible, I am happy to use another language. Portuguese? Italian? Both Mandarin and Cantonese? Malay/Indonesian? My French is a bit suspect, but still a possibility.0 -

This is not true. Until now, I still do not have a conclusive answer. But what jjlandlord wrote makes sense.
Why oh why, why can't agencies open on Sundays? Do viewings on Saturdays and Sundays? Ppl are at work during the week!!! I think they'll get more business if they are open on weekends (and take Monday or some other weekday off).0
