    I also agree with KC. If you put your mind to it I bet you could retire not long after 40!

    My DH is also older than me and I want to retire not long after he does so that we can enjoy some time together

    Mr Cheery has already practically retired (he does musical stuff of course, bit of teaching, bit of playing), but no boss, regularly stays in bed past lunchtime and doesn't have to answer to anyone and certainly doesn't have to be anywhere 9-5.

    Some days I am insanely jealous and want to retired myself immediately :D

    Mostly I just remind myself that he already worked for 25 years, whereas I haven't even made 5 in this job yet so I have a bit of catching up to do :o :rotfl:

    But yes, definitely agree about enjoying your time together :)

    Sounds like Mr Cheery has his head screwed on right! Well done to him. It's very difficult to make money from hobbies. He's obviously worked very hard to get where his is today so he deserves his semi-retired (;)) status

    Afternoon chums :hello:

    What a day! 2 hours of mortgage adviser chat :eek: and then a 3.5 hour, 2-cafe lunch with a pal and her 10 week old baby :j Alarmingly, a supervisor found a member of staff ASLEEP on a sofa in the back of the cafe - don't think he was too impressed! :eek:

    So, some things about the mortgage...

    * If we both go on it, we can't have longer than 14 years because then Mr Cheery hits retirement age :eek:

    * we're NOT going to take Mr Cheery's income into account, just mine

    * based on mine, they reckon we can afford repayments of £638 a month, which equates to just over £74,000 over 14 years.

    * I don't want to go as high as £638 a month, and I don't want to borrow £74,000, and I don't want it to run for 14 years (not that I'm being fussy or anything) :rotfl:

    * We did final calculation based on £50,000 over 10 years = £450 a month. Can overpay 10% of remaining balance a year. Fixed rate of 2.19% for 2 years.

    * we could pay an upfront fee of £999 to get a reduced interest rate - but she worked out that we would save, er, £30 over the 10 years so it's obviously cheaper for us to just go with the higher interest rate :rotfl: (I think we'd save far more if it was over longer or on a higher amount)

    * They do £250 cashback on mortgages for existing customers

    * they also pay the valuation fee of £255, or contribute £255 towards whatever survey you have done on the house you're buying

    * Maximum early repayment charge of just over £1000 (and that's if you repay the whole lot in the first year, which we're blatantly not going to do :rotfl: )

    Just had a long chat with my sister (who was training to be a conveyancer before she left to have kids so has a fair idea of what goes on) so lots to think about.

    Need to sit down with Mr Cheery and figure out time scales etc - up til now this has just been 'shall we move house one day?' whereas I'm starting to think of it as 'maybe we could move house this year!' and even 'shall we get this one valued in the next couple of weeks??' - need to make sure we're both on board with that before I get carried away... :o

    In the meantime though, I'm away to have a scout round RightMove at inappropriate glorious houses that are far outside our price range :rotfl: because that's always fun :D

    Omigod, that suddenly got very real! £450 a month certainly sounds doable, and its great that you have your sister's knowledge to call on.

    Well my sister just suggested this - although while we're happy to take on a bit of a project, I was rather imagining we'd move somewhere that already had a bathroom... :rotfl:

    Got to go - just ordered a takeaway online and it's been declined by the takeaway place!! :eek: :rotfl: :rotfl: Going to go out and get the damn thing myself from somewhere else :rotfl:

    Ooh, they've done a lot of work on the inside of that roof, it looks very nice! The floor plan's quite unusual, isn't it :D

    Good luck with the takeaway ... I've realised I'm starving too, pootling off to find something ...
