    I successfully took legal action against my house's surveyor, so know what it like to be on the other side of the fence. However I too think this is a ridiculous claim.

    Sometimes people do have to make claims based on genuine issues. Unfortunately your buyers appear to have a skewed idea as to what is reasonable.
    Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing? Most moles are not cancerous, any doubts, please check next time you visit your GP.

    This really made me laugh, some people expect the moon on a stick as the old saying goes.

    Depending on your disposition either do they easiest thing and ignore their ridiculous request or if you fancy a laugh write back saying while they're at it how much would they like to have the carpet fitted too, perhaps the walls painted a colour more to their liking, maybe even a new sofa? ;-)

    You assumed it was in full view, when it wasn't. That's all I'm saying.

    I just bought a house and prior to that viewed plenty. I can honestly say I didn't look behind peoples sofa's, no.

    I'm not arguing that the new owners claim is valid here, I'm just saying they might think they have a valid claim because they weren't informed of it by the OP.

    Personally, if I was the new owner, I would do it myself and not bother the previous owners.

    Some people may think it an advantage that the pipes are ready for a new radiator to be fitted.

    Wow OP, I'm really shocked as presumably their solicitor has written to your solicitor with this claim. Have they even put a monetary amount on it?

    Tell them to kiss off, the only person they could potentially claim against would be a surveyor for not picking it up - even then they'd be on shaky ground as really it's a cosmetic issue and not something detrimental to the property.

    Nope no price as to how much it will cost, just sounds like we have to get it fixed. But its not broken, it's just they would prefer it not to be there. I hope my sol doesnt charge me either! ! They sound very very petty to be honest, were still in same town, hope we dont bump into them.

    Also as someone mentioned, how can I be expected to mention every single little detail about my house? Its not a fault, its a choice we made not puttin a radiator back in to suit our needs, It didnt even cross my mind. Its not like itsdamp, woodworm or damage. Its where the radiator was thats it.

    Did they have a survey done on the property? If so, then it's the surveyors problem. If they didn't then it's their problem. In no way whatsoever is this your problem.

    Your solicitor wouldn't usually charge for this, and if they tried to then come back to the forum or PM me and I'll give you the complete reasons why they could also go forth.

    The house we are buying (hopefully) needs 2 windows replacing as they are foggy. I have already priced it up and factored it into my offer. I fully accept that although the vendor knows there is a problem, we are also aware and it will be my choice to replace them. No issue from me.
