Average price rises don't work like that spacey. Just because average prices rise every month doesn't mean every house price rises.
If you look on propertybee you don't see prices going up every month do you? If a property goes back on I don't think any buyer will be clamouring to pay a higher price.Thinking critically since 1996....0 -

I had 15 offers all over the asking price. I accepted the highest offer which is the current buyer.0 -
Crikey, then you may want to think about re-marketing it if you think you can do better although it's a bit harsh on your buyer who has done nothing wrong.Thinking critically since 1996....0

If my EA had given someone the keys to my property I would be in their office screaming, shouting and creating merry hell!!!!!!!
What if the seller decided to move some of their stuff in? Start squatting? Gave the keys to a mate? Would you like a drug farm in your house?
Dear god, that's atrocious!!!!!
I would contact my solicitor and take advice on this and immediately demand all keys back from the EA.
Your beef is not with the buyer, they went through the EA but I'd seriously think about moving EAs if this sale falls through.

I don't want the buyer to loose out so I am hoping with my builder repairing the leak today she will want to exchange.0 -
As the buyer looks to have delayed Exchange, that is the risk they take, if someone pops up with a better offer.
The OP has the house and the equity.
The buyer has a long list of non recoverable bills to pay
Fair enough if they are facing repossession but if not delaying exchange is basically challenging a seller and their patience, not the smartest move on a vacant possession property.
It can also be a sign of other problems in the pipeline with funds and mortgages.
The House is "For sale" and until they sign on the dotted line it remains so.Be happy...;)0 -

The leak is so minor I really can't see why there is no exchange today especially as I have a builder/roofer on site today.
The roofer has said he Is flat out with minor work due to the weather conditions being so adverse causing tiles to move etc and says there was absolutely no need for a structural survey to have taken place.
I struggled to see any real damage when I visited the property which has made me consider her delaying tactics for another bigger issue.0 -

Yes get it back on the market.
Then in another two months when you have another buyer strung along you can ditch them too because prices have risen another 0.3%
So they have forked out for surveys and solicitors, but who cares.
I think you need to decide whether you are actually interested in selling the house or just riding the tidal wave of HPI (that may or may not exist)0
