Is 12 unattended visits normal in the UK because that seems excessive to me. But then again coming from the US I know no real estate agent would allow that because it could lead to a myriad of problems.somethingcorporate wrote: »He has, by threatening to put it back on the market.
baby ferret, looks at it from the point of the view of the buyer - they've been given permission to see your house by someone working for you (the EA, you're paying them to sell your property after all). I'm struggling to see what they've done wrong or any basis to put it back on the market.
You need to talk to your solicitor in terms of the exchange, they are the only ones that can progress the issue so find out where the legals are.
I see you are thanking all the posts that have an anti-buyer sentiment - when the choice of EA was yours and they have been acting on your behalf and managed to generate 15 offers on your property. Seriously, some sellers are completely deluded - your buyer is looking to spend tens if not hundreds of thousands of pounds on something you own, how about you show them a little respect and trying not to blow this out of proportion.0 -
We don't actually know that it is 12 visits do we?
We visited our current place 5-6 times before we moved in over a couple of months - 2 before making an offer and the rest after acceptance to measure up and make sure we were making the right decision (it was a £300k decision after all).
12 seems extreme but I bet it's probably half this number and the EA is just making up a number.Thinking critically since 1996....0 -

The agent told me she was visiting weekly so I just did the maths.
One visit unattended is too many in my book.0 -

It is when you have a mystery leak that has just appeared and they now miss the completion date without any explanation.
It is becoming the Norm these days for buyers to ignore completion date, a few years ago it was seen as very serious.
That was the date you exchanged and it needed a serious reason not to do so.Be happy...;)0 -

My offer had been accepted on the house and it was due to be mine. Hence, getting spare keys cut to my future home.
At that point in time I don't think I was even aware that many people thoughtlessly break agreements or never meant them in the first place. I'd offered, he'd agreed, therefore I knew it was going to be mine.
I was genuinely puzzled as to just why on earth he wasn't proceeding with selling my future home to me...and thought there must be some innocent explanation (rather than realising he was an ******** as soon as he started playing around with me).
...and then I started learning just how unreliable/untrustworthy some people can be.....
BACK ON TOPIC and I took it that weekly visits over 3 months probably comes to 12 visits and that is an ENORMOUS number of visits to make to a house. Hence why I realised that buyer is also "taking the mickey" and its not just the EA that is doing so.0 -

Absolute nonsense. It was nowhere near your house until exchange and you have no right of entry until completion. Sounds like *you* were the untrustworthy one!0 -
So buyer given keys, found a leak, saved you risk of further damage. Try not to get too stressed over this, as it seems the unauthorised visits have only done you good not harm.
Rather than getting worked up about wanting an apology, chase everyone up over when exchange will take place.0 -
