Buyer trespassing

Is a buyer allowed to access my property without my permission? I have just found out she has been in my property the day before we exchange contracts and found a leak and has another survey done, all without my knowledge. Where do I stand legally with her being inside my property without my knowledge? My estate agent has told me she has been allowing the buyer access to my property weekly over the past three months, non of these visits have been authorised by me.

You issue is with your estate agent, not the buyer.
The buyer went to your agent, who acts on your behalf, requested the keys, and received them (I assume).
There is no trespass.
Your concern however seems to imply you have something to hide, which the buyer has now found out. My sympathy is with the buyer since it seems you wanted them to not find out.....0 -
Your option is to cancel the sale or put the price up or do nuffink... & maybe sue agent also..
In reality, do nuffink is the sensible option, plus next time learn from this experience & give agent very clear instructions over access etc,..
Clearly if there was a leak the right thing was that purchaser should be informed.. doing the decent, British, thing eh?0 -

EA's are supposed to seek permission of house-owner for EACH visit made by anyone.
They've had one heck of a lot of visits if they've been going in weekly:eek:
Both EA and buyer taking the mickey big-time. I'd give one heck of a rocket to the EA about all those visits without my permission if I were you.0 -

Says who? If it's in the contract that they are acting as the agent and can access the property when they want then they can do just that.
They have been very cheeky, agreed, but we cannot state anything categorically if we haven't seen the contract.Thinking critically since 1996....0 -
I have a builder fixing the leak today which is not the problem I'm asking about0

The agent has sent me a letter of apology this morning for allowing access without permission so clearly they must be trying to prevent this going any further.0
