It might be worth speaking to a mortgage broker - when we got our mortgage they knew of much better deals than the bank would give us.

They'll also have a better idea of the different criteria different lenders want so may give you more hope.

DH's bank gave us such a low offer compared to another lender, and then when our then company (the same as yours I believe) refused to let us port the mortgage, a broker got us a hugely better deal with another high street lender.

We used the ones :money: recommends on here.

DDFW - I hope you managed to get your work done without too much stress. It sounds a frustrating position you are in with your mortgage, but you're really focused, and you might be surprised about what the bank will consider, given your excellent payment history and budgeting. I would second trying a broker...ours was really good, although our bank is now saying that they may be able to beat it (and perhaps pay our 'get out' fees) so might investigate this further (think the advisor was just touting for business and doubt it's true). You might be surprised what another bank therefore would offer to get your business.....

    Lots of luck x

DDFW, have you shopped around for a new mortgage or have you just asked your current provider? I know that the criteria for mortgages have got stricter lately but I am not sure what immediate impact that will have. I was hoping to change our mortgage to an offset-style mortgage when our current fixed rate runs out.

Keep us updated on what the banks says and I hope you manage to get what you want. :)

Thanks guys - i haven't shopped around for the mortgage - i just thinks its an idea to go in and see what they say i need to be doing - and i need to do that soon too. I cannot see me being able to re-mortgage elsewhere - i had always planned overpayments remortgaging to reduce the term etc. since redundancy my income is about a third of what it was - and i only just got the mortgage when my salary was at its highest :o

My LTV ratio isn't low enough with my income - i'd need to own over 50% of my house from everything i've looked at before...

My situation now is i am concerned that i am stuck on SVR and i cannot seem to do a thing about it due to the change in my work situation :( so i am a little worried about rises and more than a little :( that i can't get a better rate which would mean my money is paying less interest and more capital.

I expect i can't do anything but carry on doing what i'm doing -overpaying and improving our home to keep the value in it - but its worth the conversation.

I will look on here thank you for the advice - although i think it'll be a tad embarrassing - i earn very little really and owe alot on my mortgage. oh well nothing ventured and all that x
