    Most contracts will have a hidden clause that if you sell the house to your tenant the agency get the standard estate agency house selling fee (1-2%). So yes.

    For BTL landlords.... there's probably a good market in "try before you buy" to get a tenant in, who either buys it or gets a S21 after six months.

    I'd like to leaflet. I mentioned this last night. I've no printer and it's close to Xmas. In fact, I should be out at a market now, but couldn't be bothered as it's a 15 mile tortuous route journey and it closes at 2pm.... so I'll go tomorrow.... Monday I've got stuff arranged; Tuesday's the inspection day .... so I could leaflet Wed-Fri theoretically ..... Wednesday make the list. Thursday go leafleting.

    I'd only have to leaflet 1/4 of any road probably ... only one side's the right orientation; terraces I'd be leafleting the two ends only.

    PN, if you need leaflets printing, email them to me and I will print them for you and post them to you.

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

  • We had noodles, basil-flavoured tofu and assorted veg for dinner. One of the things I can eat most of hte time at the moment. Very nice, too.

    I hate it when you glance over to the kitchen area and the floor is super shiny .... now I have to go over there and touch it in case it's a water leak.....

    Although I can sound like a slob ... I'm actually clean living.... I just do bits and bobs along the way, all the time. A wipe here, a wipe there - never noticing... so things do stay surprisingly clean all the time :)

    Where as clean often and we are filthy living so the place is always surprisingly filthy:o

    It's a mirror reflection, which is why I was a bit worried. Lino is orange/brown squares.
