    Lovely lovely house. You wouldn't get that for that price here, let alone in crazy-HP-London. What's the area like? Is it somewhere you'd like to live?

    The big downside of the place is that the bathroom set up is inadequate for the size of the house - 4 double bedrooms and a big garden, but only one loo, one shower, and no bath? Although if you moved in by yourself, you could easily manage for however long it took until you were able to afford to do something about that. I'm definitely a fan of the "buy the house, do only the crucial structural things and live in it as is, and save up for doing the house up later" strategy.

    Are you feeling that now is a good time for you to buy? Some of the rest of us have put the ups and downs of our house buying sagas on here, but I can't recall anything that you've said about your own plans. If you're planning to buy and you can afford it, either buy now and make the most of the low interest rates by overpaying, or keep saving for a bigger deposit while you wait for the perfect house to come on this sluggish market.

    Its true that one bathroom/loo for four bedrooms is difficult. I remember it being much more normal when I was a child..when did it change? I don my think its ideal but I don't think its totally unworkable. I mean.....it used to work for many, works in student houses. Worked in dh's family home. Thinking back to my parents home I remember that had more bedrooms and only had a down stairs loo and a shower (which was becoming popular then but would

    I think it's gone too far the other way now - houses with as many bathrooms as bedrooms seem to me to be wasting space that could be used for living area. My house has 4 bedrooms, master en-suite and family bathroom (each with loo, basin and shower over bath) and downstairs loo. That feels about right to me for the size of the house.

    Growing up, we had 6 people in 5 bedrooms, upstairs bathroom (bath and basin, with shower over bath added later) and separate loo, and downstairs bathroom (loo, basin & bath). It was fine.

    The house that jelly posted the link to not only has only one loo, but also has no bath at all, which is unusual for a 4-bed detached, and will put families off it, possibly enabling jelly to get it for a better price, if he's happy to stick with the shower until he gets round to "doing bathrooms".

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

    We're putting in another bathroom and more shower rooms. Maybe another bath on the top floor. The main reason for us putting in more bathrooms is because we might have b and bs. :). We do not feel its necessary in a sort of basic ' stay in our house' market to provide a bath for each but we do think its necessary to provide a private shower room.

    I think for a family learning to negotiate bathroom space (like other things) is part of learning skills for life...so wouldn't have done it for that reason.

    Oh definitely. For B&B ideally you want a private shower for each room that guests will use, but baths not necessary.

    Is it just for you? Big??? Nice garden. Also big. :) What is that thin extra garage door a bout? A cycle?

    I'm looking for a floorplan now.....


    Edit: no floorplan? Still, rooms look good sized, I love the garden (though it tickles me that the pond is the only part of Britain seemingly needing a top up....leak?) and I'd be pulling up a lot of the patio for more planting area, even with my dogs (patio means lovely no mud when I put them out...makes me wonder if there have been dogs there and if the house will need a darn good clean and carpet clean before you moved in) I mean....always a good idea, but with the pet shampoo rather than normal one.

    The garden is the big draw for me. No floor plan, so I'll be contacting the EA for paper documents...
    That pond would probably have to come out.
    Looks good jelly, presumably you'll keep the carpets!!. I'm not sure what's going on in picture 14 - looks like someone has tried to build a son of star wars missile defence system in the garage.
    That garage looks bizarrely shaped to me. That might be a good thing though - could get a bike.

    I'd be using a room for a music room - cd's, vinyl & a really nice stereo, having all those separate from the room with the tv in it. Not sure where all the books would go. Could create a decent guest room too.
    I'm seriously thinking of going for a look.
    It's getting harder & harder to keep the government in the manner to which they have become accustomed.

    There is a downstairs toilet at jellies off the garage.

    I think master bedroom should have ensuite and if there is a 'guest' bedroom then ideally that should have an ensuite too, after that I guess one family bathroom per 2 (3 max) bedrooms. I think the family bathroom should have a bath as well as shower, the others could be shower only. Our family bathroom has two sinks which seems to help a lot. I don't like bathrooms without a toilet but I can also see the advantages in having a seperate toilet.....

    I agree 're toilet bath combos. I like to have both in one room. However if I was to move again it would be a deal breaker to have one loo. Never again. Two loos minimum.

    My brother has the upstairs toilet and separate bath and says that helps a lot when it is the only facility. He is planning to knock through once he's installed a downstairs loo though.

    The paper details may well not have a floor plan if there isn't one on t'internet. You should go and have a look :) (take a pen and paper if you want to sketch your own floorplan - I found it really useful to remind me of the layout.

    The house looks really nice, lemonjelly :) bags of potential.
