I see. OTOH in a rising market, with 7 months to the expected completion date, there are also advantages for PN in exchanging now. The worst that happens is that she ends up in a holiday let or B&B for a month or two. Personally, I'd take the risk.
No holiday lets or B&Bs available as it'd be the summer/peak period, so everywhere's booked, or very expensive, or you're moving every week.

If it were happening over the winter that'd be doable, lots of places I could live in for awhile, but the summer's out of the question.

Easter next year is late - 20 April. Ideally I'd like to be in somewhere by, say, 1 April. I'd want to exchange 2 days before a rent day and complete 2-3 weeks later, so I minimise my overlap costs. I can't remember my moving in date, 24th rings a bell... so say exchange by 22nd March ..... hand in notice ...... and complete on Thursday 10th April or 17th at the latest.

I'd need to be out of here fully, so I can come back here to do the cleaning. That's the trouble with being alone and moving, you have to be in som many places at one time if you try to do it all on one day.

You have to be: advising the removals men, checking all the final checks/packing the last items, checking what the removals men are up to .... then, you need to be ahead of them in the van and at the EA picking up the keys and at the new place before them AND still back at the old place cleaning....

With no furniture my removals is a 2 hour timeslot to arrive, pack up, drive, unpack everything. I've no furniture to speak of, just one sofa, one washing machine and a fridge.

You're a cash FTB equivalent and if you buy from a BTL landlord, who would already have given notice to a tenant, that should be easily doable.

It's the chains that are the problem, you are nimble, and desirable as a buyer. I know it doesn't seem it from where you are looking, but you actually have a lot of ammunition.

I even have an airing cupboard. An airing cupboard!

I would love an airing cupboard. I have got a cupboard that is directly above the combi (combi downstairs, cupboard upstairs) but it is not quite warm enough to be classed as an airing cupboard. The other boiler is housed in a cupboard that is "topless" and houses the mops etc so no shelves, also doesn't work as an airing cupboard.

If you spend £200,000 on a house then a couple of hundred quid spent on double rent or something should be considered to be buttons at most.

If after 5(?) years of looking for a house to buy you've not found a house then perhaps you should think about whether you want to find one.

    Just saying whilst remaining nice.

Remember that I have no income and no spare money ...... if I spend £200k on a house I'll be sitting there with the final £1k in my account, no furniture, no household items .... so paying £600 on rent I am not using would completely furnish and equip the house.

    So it's a significant amount.

I've not been looking for 5 years as such.... just occasionally peeking.... and a lot of the last 1-2 years I've been feeling traumatised and awful.
  • A lot of the last 5 years PN's been looking after elderly, infirm and dying parents, and not really been in a position to look for or buy a house, I think, Gen?

She's talked about intending to do so for quite a bit of that time, but not that she was actually doing it.
...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.

Definitely. Also agree with viva re if the house doesn't have all of the built in storage you would ideally like, you'll still find places to put things. At least 90% of the houses I looked at didn't have airing cupboards.

Wish brings me onto the next bit to agree with. I think I said a while ago, but I'm pleased you are also saying, PN, having looked around a number of possibly ok/ definite no houses does make it easier to find a 'yes' house. And to really work out what on the list of 'would likes' can outweigh others (for me 3 decent sized bedrooms, separate dining and living rooms and a proper garden outweighed not quite the right area and on a main road which had been minimum criteria).
