    I guess the other thing is that being tenanted might put other potential purchases off? Meaning the house stays on the market long enough to actually see it/ less competition...

    To be fair, the vast majority of BTL landlords are not idiots, most tenants are happy to leave at the end of their tenancy, so these situations are rare. I'd buy a former BTL without any qualms. There was one situation though where, for whatever reason, the completion happened with a tenant (neither the buyer nor their solicitor knew iirc).

    The great thing with BTL is that they are often a bit cheaper as they've been lived in, but nothing that can't be put right with cheap carpet and a tin of paint, plus you know that the heating will have been checked regularly.

    ETA: actually this is one situation where PN' s being single may work in her favour... she doesn't have children to move schools and unusually, she could pack everything into storage and stay elsewhere for a bit.

    I remember here there used to be a tenant who secretly bought their house from the LL, without telling the agent. And they emptied the house so the agent could do the check out procedure..... then brought everything back inside again from the van up the road. They'd owned it for some days and the agent never knew and the LL never had to pay a commission for finding the buyer.

    Blimey. That's another thing - the space needed to store sheets, towels and tea towels is quite big.

    Here, in the bathroom, there's a full sized cupboard in the bathroom - that'd be ideal if in my eventual house .... the shelves are deep enough to hold all my towels and all the spare loo rolls.     I'd love an airing cupboard, and a pantry, and a bathroom with a big cupboard. I don't have any of those things. So... my bedding is kept on the shelf above the hanging rail, my pantry is three kitchen cupboards and my towels are washed then put on a rack once dry, with hooks for damp towels on back of door.

    I do at least have an understated cupboard, my Hoover, iron, ironing board, indoor airers and carpet cleaner live there. At the moment they are vying for space with unwrapped presents and rolls of paper.

    ETA... bloody spell check, I don't have an understated cupboard, though it isn't exactly blinging, I have an UNDERSTAIRS one.

    When we sold DWs house which we had rented out we made very certain it was empty before we would exchange, it wan't worth the risk even though the new buyer was just going to rent it out and would probably have been happy keeping on the tenants.

    I'd like a pantry, it's a shame they've gone. Cupboards aren't big enough to put anything in.

    I also hate the "corners" of kitchens - cupboard space in those are either inaccessible or blocked off... and it's a dank/dark/damp corner of nastiness.... I've seen some kitchens where there is only one cupboard that isn't a corner one or under the sink.

    One good larder, maybe even if it were just a ceiling to floor, 18" deep, double door fronted cupboard, could contain everything in a kitchen - and with sliding doors everything's to hand without doors being in the way.

    I'd like a breakfast bar, no matter how small....

    Ideally the kitchen is viewable/accessible from the lounge - not a separate room up a hallway .... otherwise I have to leave the warm lounge to put the kettle on, then go and sit back in the living room and remember I put the kettle on.... then go back out there to make a coffee... and if I'm cooking I'd be standing, bored, in the kitchen, unable to move away while things were on the go. It's a complex mix between right and completely wrong.

    Most houses in my price range are mid terrace, which I don't want. Most houses in my price range that are semi/end terrace are either up a dark corner with huge overhanging trees, or next to a communal garage block, which I don't want. Most houses in my price range have north facing gardens, which I don't want.

    It's not easy trying to buy at the cheapest end of the market. When mid terrace council houses on a scummy estate are at the top of your budget, it can take a long time to track down an affordable house that's not on a scummy estate and is a semi etc....

    And then you see lots of nice ones .... that are already sold, which is annoying :)
