Famous last words, maybe in the future you'll want to get your own house so you're not paying someone elses mortgage off? or a creditcard? There will be no quick fix then, minimum of 6 years to get rid of CCJ's from your credit file.
Atleast when the mortgage finishes you can sell and you'll have a big wad of coin in your bank, if you rent you won't have this.
I've seen the photos, that's nothing compared to the house i'm renting, mine is very bad, which is why i'm now getting out and getting on the property ladder.0 -
OP, wether you buy or rent a house, it is a serious legally binding transaction.
You must follow the law/rules regardless of your thoughts or how unfair you think it is.
If you don't, and he is as greedy as you say he is. Then he will certainly will and the cost and damage to you will far more than your current living circumstances.
However the law does try to be as fair as possible and you can use it to your advantage. If you don't, your landlord certainly will.0 -
thanks for your reply, but the reason I am with holding the rent is because he is not doing the repairs, he wont get the repairs done before the end of the tenancy, as it is xmas and wont get a builder before jan down here, and I am not prepared to be disturbed by builders over xmas, even if he can get them in
sick of writing and texting, and phoning him to come do stuff, he was meant to come on Friday but didn't as he was too busy as was going away for the weekend, might be able to come on Monday, if he has time,
the last 5 tenants have all left the house because of the damp problem and all done it the way I am, as they all got sick of his excuses, I did some digging a few months ago
its ok saying pay him his rent and then move out, it is costing my £100 a week in gas, just to try and fight the damp, and when it rains it all comes in, I would rather keep my money and move, if he wants to sue me then he can, he wont win, I have a 5 month pregnant partner, who cant live in a damp house, my youngest is fostered and our soclal worker has said they will write a letter stateing that the house is unsuitable for a child with her needs in the condition it is in, we have been here 10 months and has yet to repair and jobs we requested when we moved in so we could paint0 -
From what the OP has described I believe that there is only one more rent-payment due in the middle of next moth before their fixed-term ends. With the deposit not protected I'd be tempted to not pay the last month's rent as well but I would put this in writing to the landlord before I decided to do it. No-one wants a slumlord on their doorstep making threatening noises the moment the rent due is not paid!
Meanwhile the OP has about five or six weeks or so to find another property and the equivalent of two month's rent to secure it.0 -

don't use the gas more then you need to keep yourself warm, you have written to your LL about the damp, if he does nothing about it then let it destroy his house, make sure you have proof of all your letter that you sent so you don't get made accountable for the damage the damp causes.0 -

Tenancy started in January and ends at the end of January (from his other thread) so I suspect there is 2 remaining rental payments.0 -
there is 2 payments left, and then bond back, but all the LL will do is drag any repairs out, as long as he is getting his rent, he wont do any jobs, it has taken 10 months of hell to get to the point where I am at now,
first day I moved in the ele blew, he told me to get a spark to look at it, so I did and they fixed it and he refused to pay for it saying I only told you to look at it
then there was no hot water, took him 2 weeks to fix it (immersion)
this was last feb 13, when we finally got gas delivered the plumber came out to service the boiler, and condemned it, he then got 5 other plumbers to come out to try and fix it, and all condemned it, this took about 6 weeks in all, before he fitted a new boiler,
why I had no heating I was putting £15 in the ele, trying to keep house warm as it had been empty for 4 months, due to previous tenants leaving, all I was getting off him was, I will pay your ele bill, I am still waiting,
when the soil pipe broke out side, waited and waited and fixed my self in end, as every time any one used toilet it was going over garden
we bleach the walls every week, this is not something I am taking lightly, as I actually like the house if he would sort it, I got a log burner waiting to be fitted, but no one will fit it, due to the damp in the chimney, no one wants responsibility, I kept hoping that tey where just little problems with it being a old house and would eventually stop, but they aint, and I don't think we can take a other winter in this house0 -

the reason they need reskimming is because the wall is that damp it is coming away from the walls, and all the paint is flaking of0
