  • been advised to write a letter to my landlord requesting work to be carried out, is this letter ok




    We are writing to inform you of some repair work that needs to be carried out at the property above, which we rent from you.

    The repair work needed to my home is as follows:







    Repair of collapsed ceiling due to leak in bedroom

    Repair of plaster work in kitchen, as bubbles up when painting due to damp

    Repair of kitchen drawers that have the back missing

    Repair of wall in bathroom where plaster is coming away form the wall, due to damp and now causing mold

    Repair of chimney in loft as this is where i believe the leak is

    Reskimming of the walls in all bedrooms, due to the damp and mold

    Reskimming of a wall in living room, due to damp coming throught the wall and ruining the paint

    Reskimming of walls in utility room, due to damp and mold

    Replacement of plug socket in living room that was broken before we moved in

    Replacement of rotten skirting board in dining room

    Replacement of rotten door frame on back door

    Check and possible replacement of slate in bathroom that is coming away from the walls due to damp







    Not only is this inconvenient but we am concerned that the disrepair may cause more damage to the property if it is not fixed immediately.

    We are also worried that the problem may have an adverse effect on our health and/or the health of our family. Due to the fact that i have to childrean aged 6 and 8 whos rooms have damp and mold in, and also my partner is 5 months pregnant

    We are also worried that the damp that is in the walls is ruining out furniture and clothes

    Wea re also unable to use one of the bedrooms, due to the wold and running water, when it rains

    We have to bleach the walls at least once a week

    We also understand that the damp problem and mold, is the reason tenants have left in the past, so we are sure that you are aware of the problem which has yet to be retifed





    We would be most grateful if you could contact me as soon as possible to arrange a time for the repair work to be carried out.

  • You are not a building contractor putting together a quote, so you don't have to list every single job you thinks needs to be done. Just say that there is water coming in via the chimney and that there is associated damp and mould in several rooms of the property and it's causing damage to your property as well as having an effect on the family's health. And that you invite him to carry out an inspection as a matter of urgency.

    If you know that the landlord is aware of these defects and has neglected to address them before your I suspect only hope is to get Environmental Health in. I thin you should do this in any case, if only to protect future tenants having to go through the same thing
  • I have tried getting EH in they arnt that intrested, still waiting on the forms that they are sending, which I have to fill in then they will pass to a case worker

    if I don't list stuff, then he will say he didn't know about it

    I think it's strange you are telling the landlord what repairs need doing. Unless you are qualified in some way you should restrict yourself to reporting the problems only and then asking for someone to come out and investigate and make repairs. Keep it factual, state what is happening, say what date you noticed the problems and confirm that you've already communicated with him on xxxx date. You can also say if it's urgent for health reasons or because further damage is being caused.

    Do you have to stay there?
    To my untrained eye, and from what you have described, the problem seems to be long term and a big one to fix.
    I wouldn't want my kids or pregnant wife (although it would be odd if I had one of those) going into winter in such a damp house.
  • am trying to get out, spoke to council wont help unless I am getting evicted, they say I have to still pay my rent I am paying £800 a month am in cornwall st Austell,
  • I use to be a plumber, so know a bit about what needs doing, if I don't list what needs doing then my LL will say it is fine and wasn't on a list
  • also the builder who lives next door I have shown pic to and explain the problem and he is under the same opinion as me

    Why start a new thread?

    The comments above are valid, but you are duplicating people's efforts - you've already been advised to contact EH and because you have started a new thread are just getting repeat advice.

    No one gets paid to read and reply here....

    The landlord doesnt have to do everything a tenant decides to list so why get his back up? Your duty is to report problems and for your protection it's best to do it in writing, with dates and keep photos and copies. This way you can prove you've done everything right and how long the landlord has ignored the problem. Please re-write the letter otherwise what was the point in starting this new thread?
