    I'm a firm believer that if you don't ask, you certainly won't get.

    I wouldn't put money on the TV but the fixed appliances would be awkward to pack - at a guess I think you're safe 'asking' there...

    Not true, this is a massive generalisation. You'll find lots of properties in London going for well over their asking price. I sold my house earlier in the year for 2% below asking because the electrics needed a bit of work - I didn't overprice it - I knew what it was worth and held out for the right price (which took 2 weeks).

    As per the quote you've agreed with, the price is what a buyer and seller agree it is worth - be it 50% of the asking price of 110%.

    I think you're ok asking for built in things to be left. Pointless stuff like a TV is not worth getting hung up on.

    Show me a newly built house without a crack, there is no such thing as they move and settle. Trying to get £8K off a 10 year old house with a list like that just proves that your "friend" is doing you a favour.

    The other thing , is the offer you already made was rejected and its almost certain , in the vendors eyes , the fitted kitchen and fitted appliances were ALREADY included ,so theres you rocking back in there with a higher offer , because you want things included that were already being left....... the EA is gonna love playing you like a cheap fiddle

    If you have had a structural survey done, why do you need the opinions of people who did not undertake the structural survey on the property?


    Before you know it you'll be told the property is about to collapse down a mine shaft.

    They sound like routine maintenance jobs rather than structural issues. Every house in the country has some routine maintenance to be done. It's a fact of life.

    Good luck with asking for an £8k reduction.

    Yes 7-8k worth of repairs, my friend sat me down and went through it all and listed prices that it would roughly cost to repair, it came to approx 8k. Obviously it could be less... or more! but that was the rough figure he came out with so i'll go with him on that, he's a qualified structural surveyor and his work contracts other tradesman out to fix jobs for customers so he can work out the rough costings.

    To be honest, new house builds seem rather bad from what i've seen over the past 2 years of looking, not like the more solid contructions of the older houses. The new houses can look great from the outside but when you take a further look they are quite flimsy haha, why so many stud walls!? grrr hahah

    Re-read the thread dumbass, Lol i've had a structural surveyor look already. Do you just skip through threads and give your input before reading properly? where am i worrying about a tv?
