    The asking price was originally 95k

    i originally asked the EA if the vendor would accept 90k, before i viewed it, no point in wasting time viewing if they won't accept what i could offer them maximum if i liked it. the EA said yes.

    After the viewing i could only offer 87k (due to repairs needed), i explained why and included pictures of the damage and repairs that are needed, looks like the EA didn't even look at house before listing on rightmove as its listed as immaculate condtion haha

    EA said the vedor declined the 87k offer but that they might accept 89k and asked if i wanted them to find out, but i said no thanks.

    then the mrs moaned at me to reconsider so i thought about 89k and the tv and kitchen fittings, just so it was more worth while, or 88k without them. I haven't e-mailed EA yet as i wanted to find out if this kind of thing can be done

    Good work , now the vendor and EA know you can go to 90k and you wonder why they are refusing your offers below that

    And i ask again, where is the worry? I'm just asking as a FTB if this stuff can be done. You have school in the morning so maybe your parents will be sending you to bed soon, Hopefully, then we'll have no more brain farts going off here, haha :T

    The EA knows i won't haggle much, i've been looking for 2 years and use them often, i never haggle much, they know it, as they e-mail me houses to view but if i don't think they are worth it then i just say what i'll give for it and move on if the vendor won't accept, they already know what my budget is as i've made offers to them before.

    I would hang tough and wait for them to accept £87k, or not. If you don't get it stay where you are, it can't be that bad if you've been there for 2 years.

    yes true, i'll wait until spring next year, hopefully more houses will come on the market here then, there was a semi here for 85k at beginning of the year, on the same street as this current one, but i couldn't get a high enough mortgage then, not until last month when i used a broker from this website, i'm kicking myself for not using a broker earlier!

    I think reading your first post there is far too many things you dont like about it sounds like there will be better houses that come along xx

    Yes true, the only prob is i would really like to get on the property ladder so i've paid off the mortgage well before i retire and have enough time left to save up for my retirement, the longer i leave it the less time i'll have to pay off the mortgage and save for when i retire.

    I'll wait until next year and see what else comes on the market by then, houses are only going up in price though, so i may have to get a even worse house next year haha

    I do think that the impact of HTB-Mortgage Guarentee will mean that there are more buyers around next spring, so the prices could increase!
