Has anyone out there used one of the house buying agencies (where they 'garauntee' to buy your house in a matter of weeks for an agreed price)? I know they say they will offer between 70 - 90% of the valuation, if so, are there any reputable ones or are they a bit dodgy. My house has been on the market for a while so I am just wondering whether or not to call one. Thanks, any advice is appreciated.

As far as 'reputable', it depends on how you judge it. For those that really must consider using these companies, the advice is to choose one that charges NO FEES at all - the scammers are those that want up front 'survey' fees who have no intention of buying the property.

Selling property is essentially about price as already stated above, but also about exposure - as well as using the traditional agent route, it is pretty inexpensive now to set up your own advertising on the internet and this is a good way to supplement marketing being done by an agent and if you find a buyer privately, there is no agents fee to pay under a standard sole agency contract (which requires the agent to find the buyer).

Just type 'sell house' on Google to find these services.
  • Thank you everyone for their advice. I have contacted some agencies, and will report back with my experiences.

    What kodokan said.

You need to totally undercut every similar house in the area, readvertise at 'offers over' this new price and make sure that you get the EA to advertise it as needing some work.

Thats really good advise actually, people think they are getting a bargain on fixer uppers, and with everyone and his dog wanting to do a Sarah Beeny and do 'em up for profit that could actually be a selling point...
    Waddle you do eh?

If it's not selling it's simply overpriced.
You can keep reducing it until it sells but it will still take months from the offer and there's no guarantee it'll go through, but EA's chrage around 1.2 % (do negotiate) plus VAT,the only auctions I've any experience of charge 10% but you would get the best price and a quick sale.
A few points to make, if you are worried about your neighbours don't be, after you move they wont be anymore!
Also you don't have to have a for sale sign up if you don't want to so nobody would know unless they looked on a property site, this also helps filter out the nosey timewasters!
    Good luck

    Good post Greenstuff.
Not got much to say really. :)
  • If anyone is interested, I went through the company that Kelouba found. They were really helpfull and completed the purchase quickly.

I am now settled in a smaller property, and looking to move on.:T
