If you are in serious financial difficulty, you will be better off posting on the DFW forum.
There are people there who may be able to help you through your problems and you may even find a way out which does not involve selling the house.
If you do then feel this is the only option, you will have to give a few more details in order for anyone here to help.0 -
Did you speak to your estate agent and get feedback as to why people weren't offering on your house? That should help you. Is there anything you can change? Particularly if you are in debt maybe have a clear out and car boot things to raise some cash - that way you will declutter your house at the same timeMFIT No. 810

If it's not selling it's simply overpriced.
You can keep reducing it until it sells but it will still take months from the offer and there's no guarantee it'll go through, but EA's chrage around 1.2 % (do negotiate) plus VAT,the only auctions I've any experience of charge 10% but you would get the best price and a quick sale.
A few points to make, if you are worried about your neighbours don't be, after you move they wont be anymore!
Also you don't have to have a for sale sign up if you don't want to so nobody would know unless they looked on a property site, this also helps filter out the nosey timewasters!

Cut the price to at least 10% below what comparable houses are charging - make sure the cut is enough to bring it into view of a whole new price bracket of people looking on Rightmove. You need to totally undercut every similar house in the area, readvertise at 'offers over' this new price and make sure that you get the EA to advertise it as needing some work.
Make sure the agent sets block viewings so you get plenty of people round at the same time to entice the competitive streak in people and watch the offers come in.
I can almost guarantee that you will end up with close to market value and certainly better than any one of these sell your house quick companies. I would buy your house, but I need to make a profit to make it worth my while. If you simply set your asking price low you will entice people who are looking for a home, not a profit.
You obviously need as much money as you can get.Everything that is supposed to be in heaven is already here on earth.
