Robin you are correct in thinking that of the tenant. I asked my dad if he could send someone over and sure enough she's gone. I panicked. Called her, no answer. Messaged her, no answer.
emailed her and of course you know the answer. I called dad asking for advice as I've no way of knowing where she is. He suggested a threat of calling police, I did this and she replied an hour later. "Had a new job, moving, sortimg schools" blahblah. So I've given her to 10am tomorrow morning before I call the police regarding the matter. Oh and I've no keys to get in

Doubt you'll get much joy from police. Pop over to the "renting" board and ask what you need to do to legally regain possession of the house, and what measures [if any besides Small Claims Court] are [again, legally] available to get back monies owed beyond the deposit.
Suspect you're in for more bad news before this is sorted out.

Well no communications from her since earlier. I've checked my landlord insurance but it doesn't cover this

She states she hasn't completely left the property and has stuff to move yet and will be leaving it in the same condition it was taken on in.
Well if she follows through that is something at least
. Here's hoping for a nice clean house with no marks to the new carpet (am hoping minimal wear and tear) and if she doesn't pay it will have to be chalked up to experience I guess. And I need to find out how to claim money from the DPS as there is £525 in there of hers, hoping it's an easy process in the case of non payment. Anyway, I'm not stressing over it anymore. Promise
I am an utter stress head and worry so much, but as my mother says what does worrying achieve? Nothing aside from headache, tummy ache (always get this when stressed) and feeling emotional.
So today wasn't a NSD, I spent around £20, £4 on a McD's which I got on a whim because I needed free wifi to email everyone whilst I was out and about earlier
I didn't even enjoy it ...again you live and learn :rotfl: (well actually I never learn!) and £16 on a cake stand with a lid in n3xt :eek: I can't find them cheaper anywhere else :cool: I will continue looking though as I had it ordered to store so if I find a cheaper one I shall just ask for a refund

Stay calm. I know what it's like have in your OH away too, so try and not to get stressed by everything..the occasional McDs and cake stand is fine, really it is
My OH once came home from a 3 week trip to find out I had completely changed the central heating..£3k worth..so a cake stand is so minor,it doesn't even register! :rotfl:MFiT-T4 Member No. 96 - 2022 is my MF goal

P.s since this morning i've not spotted the dog I think they realised i'd got a bit peed off with it
Sounds like this is a young, untrained, bored animal. Presumably the new owner took it on from a friend who couldn't cope? No reputable rescue centre would place such a dog without doing a home-check - which will include wanting to see a husky-proof garden.
I can't be sure but they told me they had travelled up to a rescue centre in Yorkshire (or perhaps the foster people were there?? ) and got her from there. She is 15 months old and very bouncy! Very cute but very big. She was taken on under the understanding that she had to be trained I believe and also walked a certain amount each day, which I think probably does happen as her hubby goes running a lot (suppose they all do round here as need to be fit for work)
I've watched a determined specimen scale an eight foot chain-link fence, open [or chew right through un-openable] doors, and even turn a key left in a padlock in order to escape!
..So security must be taken seriously; in the short term do you have somewhere in your garden where you could fix a chain (not a rope)? Then when the dog returns to find it's new [unwilling] play-mate - which you can expect - at least you'll be able to tie it up so it can't chase your dog or get into your house. It'll take the neighbours a while - even with the best will in the world - to construct proper fencing so you'll be in for a far less stressful time if you're prepared, next time the 'visitor' arrives.
:eek: 8 foot :eek: and opening locks :eek: wow! Our fences are diddy I have to say (4ft maybe?) and they are of the chicken wire variety (no expense spared by the MOD i can assure you :rotfl:) I heard her mentioning a fence yesterday so i'm hoping her husband takes the hint and gets it asap! It won't be anything spectacular I doubt as noone spends money on their houses round here as we have to take it all out before moving out.
BTW, suggest the neighbour adds a short section of fence sloping inward at the top - then six feet will probably be high enough vertically. They also need to beef up the locking mechanism on their doors. Plus take the poor dog for at least a five mile walk every day - this is the best way of calming it down - and enrol on training classes of course.
If the responsibility of all that is too much, the kindest thing all round would be to contact a specialist breed rescue and give up the dog* to experienced husky owners who can sort out the bad behaviour. Before there is a disaster.
I think all they need to cover is the security as I know her husband is very fit and got a large dog specifically to handle the amount of exercise her DH wanted to do with the dog. Oh well security AND training! I tried to get her over to her fence yesterday by shouting 'treat' Duke was going mental poor thing as he must have thought I was giving them all away to her :rotfl: You see he understands that word even if she didn't:rotfl:
Of all the dogs I've been involved in fostering /re-homing over the years, the husky-types have been the most heart-breaking. People buy a gorgeous fluffy puppy for it's looks without realising that the breed character makes them unsuitable pets for many homes, or how much work it takes to train them.
Once 'trained' a husky is an awesome companion, although by then most of the owners I've met tend to have a houseful of 'em - it's an addictive breed once you get beyond the bounce! :rotfl:

I think they are a beautiful breed so can see why you are taken with them. My dad has one funnily enough, alongside a miniature schnauzer and a Labrador and they all get on fine

:eek: Oh this makes me feel much better :rotfl: although if you've been reading long enough you'd remember the time my DH came back from afghan and i'd bought a new 42" t.v, changed the colour scheme in the living room (new curtains, rugs, nic nacs etc) and bought a new bedroom suite and bed :rotfl::rotfl::rotfl:so yes a cake stand is very good :T:pMortgage Overpayments 2024/25 - September-December, £152.46. When you put the deposit in the DPS you would have got a reference number and a password.
Just log in and inform them of the amount of rent and damages she owes you.
They will keep hold of the money until she either agrees you can have it or if she doesn't contact after 14/28 days you can have it.
If the amount she owes you was less than the amount in there they keep back the amount she owes and sends her the rest.
It's a very good service - I have used it for the home we left earlier this year - the landlord kept £220 of the £1300 and we got the money within 1 week.
I have also used it for clients at work where the agency had gone in to administration and they had left the property.
Fingers crossed it goes smoothly.

Yes she gave just under one month. She emailed me on the 28th although I saw it later. Her tenancy is from the 25th to the 24th each month. She's slack and I just hope her next landlord is right around the corner and she gets her come uppance!
Dh called last night
I haven't heard from him in a week and he said they're out of the jungle now so should get signal more often. He reckons we just write HER off ( not completely I don't have money for that sort of thing
) and that we managed thus far without her money so we can draw a line under it and get someone else to do it all for us now . Have to say I thought the same I don't expect the money so if i get it then it will be a nice surprise.
Today I need to pack bags for mums, walk the dog so he's not hyper, bring some food as she never has any in, and a quick tidy round here. Easy day I hope!
