Update from me..agent phoned yesterday to say that buyer been in and signed but not paid deposit as she is concerned about small cracks she has seen in some of our walls and may want to do an independent survey!!!! Had 3 surveys on the house with this cracks and not one was concerned about them. Not sure if this is a delaying tactic as she mentioned on sun tthat she has yet to even sort renting out her other house ands she thought it would be a sept move! Not with us buying a repo house it isnt..wasnt this explained to her at the start? Anyway these cracks we consider to be due to plaster drying out and purely cosmetic but if she wants to fork out a thousand pound thats up to her. Surely she could just get intouch with the surveyor who did the valuation and see what hethought?
I have just emailed sol and agent to basically say if she wants this done then it has to be arranged in the next few days and that i want some reassurance that she is not just delaying or thinking of pulling out. Unfortunately another couple that loved our house and really wanted it (had to sell theirs so couldnt wait...they sold it about 3 weeks ago) have put an offer in on another house so our backup buyer has now gone!!! Not sure i can go through all this for a third time if it falls through again...got this close last time and its so stressful!

Brock-cruse, hopefully this is just a blip. Plaster cracks can be worrying if you have absolutely no idea about houses. I found speaking to the surveyor who did our report really reassuring, he explained most of ours were plaster cracks, which ones weren't but didn't need to worry about and things that caused him concern. Could the EA suggest this to her? I'm sure it will resolve.
(can't find a fingers crossed smilie) Does she need to rent her house out before she buys yours? Can she not do it the other way round (may have misunderstood that bit)

Our building society rang us. They have declined our mortgage, based on survey. The estate agent have commissioned a structural engineer which the sellers are paying for. Hopefully have the report back a week today, then another week whilst the building society reconsider their decision. The estate agent was adament that there is nothing wrong with the house, previous purchaser's survey was apparently ok. And it's back to waiting. Hopefully our buyers are ok, at least there are only 2 of us in the chain.
Tomorrow the survey arrives. Baited breath!0 -

Agent managed to get hold of buyer this afternoon. She is not having another survey but wants to bring builder round next week to look and give quotes to her on flooring...eh???! Oh well! I think she would actually be ok to move without having to rent hers out first as surely her sol has told her this. Anyway my agent is going to ask her tomorrow when she thinks she can get in with the deposit. Meanwhile i may chase my sol as to when we can get into sign...he is being very non-commital at the moment. I just dont like hassling everybody everyday but ive been told to do it! The general opinion from reading through posts on this board seems to be to haress! At least if you keep ringing your solicitor and there is a problem (as he's being non-commital) then you are likely to find out about it. Also you signing might put psychological pressure on your buyer, it shows that you are ready to go and just waiting on her.
Saying all of the above, I'm really bad at pestering people, and have only managed it this time by thinking up excuses of things that need to be checked ("oh, and while I'm on the phone any development on ..."!!!). Even if it doesn't hurry things along, at least you know what's going on and that makes the waiting easier.0 -

Well found out that buyer has just a bit of paperwork to sign and my agent is going to ask her about when she can get in and pay deposit (cant exchange without it! Also trying to go for bankers draft)..but waiting to hear. Its seems she is quite happy to bring builder round between exchange and completion...phew so at least no hold up there! Called my sol yesterday to say..."well??!!" and he said he had to read through everything and would then get us in to sign. He then lets slip that he is on his hols next week so i said i wanted to be in to sign Thurs/Fri so at least thats done and then his sec or other half can exchange next week. So considering that Fri are normally a nightmare for sols with completion i would have thought he would get me in today...have i heard??? No! Sent him a snotty email this morning telling him that i expect to hear from him....aarrrggghhhh! I hate all this pestering!0 -

Our homebuyers report arrived yesterday, I've popped it in to our solicitors today. I know that the reports are suppose to be negative, and to highlight absolutely everything that might possibilly be wrong, but having difficulty finding anything positive in this one.
Taking a step back; we knew it needed a rewire, new gas CH and fires, and the plumbing checked. The structal engineer will check out the bricks and mortar side and the drains have recently been repaired (?replaced) and the paperwork from vendors is on it's way to confirm what has been done. It's an insurance job so should have been done properly.
The report advises we have a timber specialise to come in and check timbers (although he can find no evidence of wood-boring insects); to get a company to put a CCTV camera down drains as suspect to be faulty, new damp-course, new drainage system for front (drive slopes downward- slightly), query over where sewage goes (there is a septic tank in back garden but he doesn't think it works). Soil pipe needs replacing. Plumbing must be tested prior to completion. That's on top of the structural movement that is deemed to be significant.
Haven't finished studing it, these are just the ones that have jumped out at me! Big breath, oh well. Tomorrow I'll chase when structural survey likely to be done. If that is ok, then we'll worry about everything else.

Have been on the last two threads (Christmas/Easter) am an FTB and vendors pulled out on me just before Xmas and now hoping to exchange ASAP. Have had to wait about 3 weeks for managing agency to answer query.
What is slightly frustrating is my solicitors want to review the file before we exchange which is understandable, but why couldn't they review the bits they had over the last 3 weeks then just check the managing agent stuff when it finally arrived.
They're also being very non-committal about when they are going to be finished with the review by as well which is also annoying. I just want them to say I'll look at it tomorrow/Monday... whatever. Frustrating to be so close after nearly 8 months of phoning solicitors and estate agents for them to appear to be sitting on their hands. Vendor is chomping at the bit to get it done as well now..0 -
Hi Addie and welcome to the race! Here's hoping you get to the finishing line this time! Mind you I could have been in the race for Easter, summer, xmas, easter and now going for summer again! This reviewing the file is complete nonsense. Why don they check it as they go along eh?
Angeleyes I think you are very brave with all that! We had a homebuyers report on the last place we bought and i sat down with a highlighter pen and marked down everything they put down as a fact and not as a "cover my backside" issue. We got experts in for damp and woodworm and an electricain in following the survey. The damp and woodworm bloke said they do so many home visits and the majority of the time its just the surveyor being overly cautious (he gave it clean bill on checking). The electrican did agree with survey but we could see that from looking ourselves.
Update from me..agent called buyer she is transferring money which should mean that she will have cleared funds for deposit on wed so should be going in with bankers draft. She is ok for 19 July (last day before school hols). Sol said secretary was typing our file up and that when she was done i would get called to come in...just how long is it going to take!???? Cant see it being tom as its his last day and very busy with completions (hence why i want a thurs)..so going to have to chase his sec or other half next week...but i am determined that we are going to exchange next week. Sol hasnt heard from repo house sol as to the key undertaking and if we can access to house before completion. If he doesnt sort it then i will! So thats it for me...anyone else feel as if the weeks fly by with actually very little being achieved each week? HAte the weekends now cos sols dont work...what a waste of time;)0 -
Thanks brock-cruse, was hopeful we might make it today, agent had vendor, his solicitor and me all on the phone at once trying to sort exchange out only apparently my solicitors wouldn't answer the phone. Very annoying, hope we can get it done on Monday. My last purchase fell asleep when I was away from home and due to be away on Monday too, so could be a nice symmetry.0

I have posted this in another thread but nobody has responded to me
We have had our coal mining report back (this is a standard requirement in stoke) and it has come back and says the property has 3 mine entrances with 20 metres and a further coal mining report is required. Does this mean that our house is unmortgageable??? Our Mortgage advisor has found out that he took a mortgage out with halifax 2 years ago and I saw that bought the house 4 years ago (apparently with the abbey according to our Mortgage Advisor) and he is saying that he never had this aditional report and he was never made aware of having mine entrances so close to the house. I do think he is an honest guy and he doesn't want to drag this along anymore but I don't what to do now.0
