    Update from me.....my sol says he is waiting reply from the banks sol re his queries and that once he gets these then we shall be ready. I phoned the banks agent who had just chased my sol and she said she would get their sol to sort out asap. So really hoping that we sign next week. Once signed does anyone know how quick they exchange ie is it the same day? Few days later? Only 2 of us in chain really so surely could be quick? Mind you you have to have a completion date in mind. We are thinking of going for Thurs 12 July. Only reason is I work fri nights and trying to get childcare and help with the move is proving to be a nightmare!! Saying that did get to sign a contract on last sale and purchase (fell through just before exchange) so it actually means !!!!!! all until the sol says those magic words "you've exchanged!"

    kingkano....heres hoping yours will be ok...my parents had problems with the fact that they had a lease but upstairs from them didnt but next door did etc etc. Plus the buyers sol wanted to see everyone elses lease to make sure they all said the same and that the bloke upsatirs and all next door had insurance...as we said it wouldnt matter if they didnt as maisonette insurance is more as you have to cover those around you!! Plus there were queries on the freeholder who owns the lease whose name was not on it (passed down to him from his dad). The buyers sol then started saying that mortgage companys would not give out a mortgage on this...rubbish, we got one ok, bloke upsatirs in his 20s got one..so there would be potential problems on re-sale..but seeing as the buyer plans to stay there the rest of her life what does it matter???!!! Hence the indemnity insurance...must admit all the hassle they had has put me off leasehold how about you? Like you did I was saying the buyer should just tell the sol to go ahead and never mind!

    Sounds like a 'mare!!! Nothing like that for us as its purpose built flats with well defined leases (but a pain in the bum mgmt company). The solicitor stuff didnt put me off leasehold, but having lived in one has lol. Atleast leasehold with this mgmt company! But I dont really agree with the whole leasehold thing (must admit to not having understood it properly when we bought). You are paying masses of money (same as a freehold property) just to own a peice of paper saying you can live here for 80 or 90 years then they get it back for free???? scary!!!

    Sounds excellent on your exchange looming!!! wtg! It can take a day or 2 for the solicitors to wrangle out the completion date, thats usually the only thing stopping exchange immediately after you sign I believe. So if everything is complete on all fronts and everyone has a date in mind that is the same, exchange could be the same day!

    Wow !! I feel very lucky. I got in for Easter, having put my own place on the market in mid-Feb, offer accepted within a week, and moved into new home on March 30th

    Is this a record ??

    I am a FTB and put anm offer in for a house 2 weeks ago it was accepted, got the mortage sorted and the valuation has been done. Now the solicitor is just waiting for the contract to made up from the person above us. There are 5 in the chain so far, it goes like this

    Us - Awaiting contract from 1
    1 - Getting Survey done on 2's house.
    2 - Survey done yesturday on 3's house
    3 - Survey being done on 4's house
    4 - EA does not know what is going on with 4 :(

    Anyone have an idea's how long this might take? There might even be more to the chain that this as they dont know what 4 is doing.

    Well my buyer came for her second viewing yesterday...she still loves the house (thank god!) and was measuring up for blinds etc...anyway she is going to sign on mon so ill be phoning my sol saying we want to do the same this week. He was waiting for one query from banks sol so hope this is sorted. My buyer is flexible about moving date ...she wanted sat or sun so explained to her that we would have to complete on a week day due to sols etc. Anyway she said seeing as she is moving herself it didnt really matter to her then what day. So talking to my parents etc we are going to try for Thurs 19 July. Thats only one day before the end of school! So fingers crossed we can get this sorted this week! Hows about everyone else??

    Good news on the possible date.

    Well we have finally found out about the chain we are in after chasing our sellers estate agent and they had to follow it up. Us and our seller are basically ready to sign (which is something). We then have the person he is buying from and then the top of the chain. All the searches on the upper two properties in the chain are in process however our problem arises with the top of the chain, they did say they are moving in to rented, but now it appears they may buy straight away (so who knows how long that may take). All we can do now is wait.

    Samminich- at least you now know where you stand and who is holding you up. You were right that it's the lack of knowing what is going on that's the most frustating.


    Update from me...

    Spoke to our solicitors this morning. Searches have all been done. Draft contract drawn up, once survey back we go in to discuss any issues. All progressing there.

    HOWEVER spoke to the surveyor this afternoon and he confirmed what we already knew, that he is going to fail the house on it's survey. He has already informed the BS, so waiting to hear from them. If I can aquire paperwork to prove that repair work was done properly or previous survey then he will pass the house. He did say that if I go back to the vendors they may pay for the survey/ contribute towards it. Hopefully they did this last time, so they may have a copy of the previous structural survey.

    I've rung the estate agent, he's going to find out and will ring me tomorrow.

    Solicitor said I should get the full survey on Wednesday (up til now it's all been verbal) so will be able to see then if there are any other problems. I feel more in control this time (compared with the previous house we tried to buy) but I think it's because I keep ringing everyone up and getting updates!

    How's everyone else doing?

    Rentention has been lifted from the house :j :j

    Paid my mortgage advisor's fee :j :j so mortgage offer should be coming out this Friday/ next Monday - but stupid woman forgot to photocopy OH driving license (after we went to all that trouble to get the d@mn thing!!!) So need to drop that off tomorrow again!!

    Survey's went sent off last Saturday so fingers crossed they should be back soon and then it's just the solicitor's to pay and we'll be in soon :beer:

    We've been really naughty and already bought things for the house (even though I swore that I wouldn't) - only small things though but I won't buy any more.
