    My point remains that solicitors probably have 200+ clients at any one time.

    You have contacted your solicitor daily this week.

    The delay is not with your solicitor. She has nothing to report to you. You are not a fly on the wall of the office therefore cannot actually say how she is pursuing things.

    You are of course entitled to your opinion that all solicitors are arrogant.
  • I get the thing about faxes and legal stuff, but why can't they be scanned and emailed as an image instead/as well as? Genuine question. Surely this would be a reasonable fallback if as Richard says, 50% have to be re-sent, which I can well believe? I mean, for god's sake, it's just so ridiculous (I'm talking about the lenders here rather than solicitors) - this would surely be a more reliable method of delivery. I'm genuinely interested to understand why this is so hard for them.

    Fax is instantaneous (accepting the point that some have to be re-sent though) and legally accepted as outlined.

    An email is not legally accepted so it will never replace the fax. So there's no point in spending duplicative time and effort on something which has no legal value, particularly as most solicitors will be on a fixed fee.
  • I'm not talking about an 'email' as such though - I'm talking about an exact replica of the fax, sent digitally to the recipient. They receive exactly what they would receive through the fax machine, in a downloadable file (ie PDF or JPEG) that they can print out. It's the same thing isn't it? Just a more secure and foolproof method of delivery?

    there is a better way but remember the lenders are doing you a favour by letting you pay thousands of pounds over many years for the privilege of dealing with them!

    In reality the whole system is bull**** and money for old rope, if any other commercial entity acted like this they would be out of business......unfortunately, solicitors, like doctors, have the 'god effect', when in reality they are merely people who studied at university level a bit longer than most.....and don't get me started on banks....

    Thanks Moonraker. I agree - my worry is that fax is reliant on getting to the correct number, being picked up by the right person, etc. I just think there's far more room for error with a fax than an email. I understand that email can be tampered with, but I agree that to use both fax and email would be failsafe. At the moment, I am still none the wiser as to whether the fax sent last Thursday has even reached the person it was intended for. I fully expect to be told early next week that it never arrived and has had to be re-sent...
  • So I've been good as gold all day and have resisted the temptation to phone or email anyone and - guess what, I have still had zilch information. I know that Friday mornings are hectic with completions, but if I haven't had a single update by the end of today, I think I will have a breakdown... So the last contact I've had all week was from my sol on Tues to say we were still waiting...

    And here comes another weekend of stress and worry with no end in sight. :cry:

    hey Windsor , i havent got the solictior issues you have , but i HAVE got the uncertainty issues as our buyers buyer had thier mortage valuation yesterday , and apparently nothing left to do , in the whole chain , but it`s all deathly quiet..... , so same for us all w/e , as for you , so at least your sharing it with someone

    I've been waiting all week to hear about our own valuation and the answers to some queries for our solicitors ... zilch.

    I think the holiday season is particularly bad - some of the 'stakeholders' will give fair notice they won't be around and others you just don't hear from for weeks.

    it`s frustrating because everyone is ready , no queries left , all searches , 4 in chain , 3 all set with kids to move schools etc , and the company buying our buyers house , is the one holding it all up , but we hope for breakthrough next week , early , i hope so
