just need a rant...

About estate agents.

Well, my estate agents. They constantly ring me up with pointless feedback and I've had enough. I am going to change - have spent the morning on the phone making appointments - but seriously what can I do about feedback that says, 'the viewers didn't like the street'? Other stuff I can change, yes, alright, I will happily listen, but what do they want me to do? Physically pick up my flat and move it somewhere else?

Just fed up of it. It's stressful enough living in limbo waiting to sell this flat so I can start looking for somewhere else and I don't need this nonsense. I've tried to tell them that, but they seem to think it's ok to say these things. ARRRGGGGGHHHH! And don't get me started on the fact they've put it on for less than I asked them to. Anyways, I just needed to vent, will return to the fray and hope for better things.

    Have you thought of selling it yourself? Was on a property site last week were people cut out the agents! Not sure if that would create extra stress if you're a busy/unorganized person

    To be honest with you getting feedback from EAs is par for the course. Most people moan they dont get enough.

    If you dont wish to recieve negative feedback simply put your request in writing to the manager.

    I have tried to sell a property when I was an EA, a great flat in a fairly mediocre estate. sadly, I had to constantly let the vendors know that the fedback was that the viewers didnt like the estate. of course they couldnt move the property elsewhere, but at least there was nothing else for the vendors to do to improve the presentation of the property themselves. When I brought viewers round and the vendors were there, i purposely started a conversation, involveing the vendors of " do you know the area" and thus this gave the vendors the oppportunity to say that rthey had had no trouble, who the nighbours were, where they park thier car and what they pay for insurances etc. this can reassure your viewers, but if they dont like your area theres nothing you can do.

    I dont think changing agent and putting on for a higher price will do you any good to be honest, clearly the pricing that the property is at at this stage is OK if not a bit high.

    Hi dankes
    Well been there too...i was fed up of "lovely house, dont like the area" feedback. It got to a point where i asked my agent only to market my property to those that came from an area worse than mine (that sounds dreadful doesnt it!!!). But I would just know what people from outside the area would say and i felt it was going to be a waste of my time (and energy with all the cleaning!). In fact I would be quite pleased to see unexpected cars parked over the road having a good old gander cos then at least i knew that they had driven round first. I did indeed sell to a lovely lady who considers this to be an improvement to where she is from. Again the price of my house is also correct for the area (priced as 3 bed semi but is actually 4 bed semi so very competitive) and hence we got a fair bit of interest.The thing is its all about peoples perception. I live on the edge of ex LA estate so people think its horrendous. But as i have said in previous posts we never have any trouble. This is the frustrating thing about such feedback. Hope some of these ideas may help!

    I am investigating this at the moment. I probably will try to sell it myself as well as changing estate agents.

    I wanted it at a slightly higher price because, as I've told them, I would then be willing to take a much lower offer and the buyer would feel like they got a bargain. And, to be honest, they got more interest when it was on at a higher price originally.

    I also asked them to state I'd pay the buyer's stamp duty, which they haven't put on the advert. And the most annoying thing are the LIES! I get a different story every time from the different agents I speak to in their office and I really can't be bothered with it any more. One of their agents actually told me that she'd told the people that she took round that I'd be willing to take £30,000 less. When I asked her why she'd said that, she said, 'Oh, actually I didn't.' They're a bunch of muppets and I need to deal with people who will be straightforward.

    But thanks for your idea of being there when they show people around, I might try that and explain how nice the area is.

    My sympathies OP. We are dealing with two sets of estage agents presently. We are living in rented property. We hope to move to our own house soon and the sale will hopefully complete soon.

    Both sets of agents are lazy. The ones we rent from are rude, disrespectful and completely unprofessional. The ones we have to speak to regarding the sale are so lazy, it is amazing they even wake up and go to work everyday.

    Do not give in.Try to sell your house on your own if you can.

    I LOVE feedback.

    It's either positive criticism (rarely) though I always ask viewers to give honest feedback. I am cheeky as I do say that I've spent the time making the place available and clean, so would they please return the favour by being honest. I always give honest feedback. Too much, probably, as you can imagine.

    Most of it still complete tripe. I do enjoy laughing at what idiots people are sometimes.

    Mr X didn't like the tree at the bottom of the garden. !!!!!!?
    Miss Y doesn't think a double bed will fit in a 14' square room.

    I wish I could remember some better ones :wall:

    Thing is though, its sometimes difficult to put your finger on exactly what you don't like about a property. When we were looking I saw at least a dozen houses that on paper were perfect, they fit the bill exactly and yet when I did a viewing they just didn't feel right. How do you explain that to an EA? The house was perfect but I didn't get the right vibe from it.... they'd be laughing their heads off and asking me if I see dead people. ;)
    I ended up resorting to saying the gardens too small (okay some were)/I don't like the layout/the neighbors threw mud at me as I approached the front door etc.

    I totally agree. I've seen loads of places that 'didn't feel right' and I felt I couldn't say that to the EA. Which is why I asked them to stop telling me if people said things about the road - I can't do anything about it. Other things, yes, then I'll do my best to rectify it. And again, there were loads of other issues to do with the EA that's sent me off the deep end this morning. Feeling much more positive now.
