Debate House Prices

So... housey developments this week
Building survey completed: doesn't look like the place is going to fall down, mostly bits of repointing, need to send someone up a ladder to make some minor repairs to the chimney. Was a bit concerned, but spoke to the surveyor this afternoon and think its all pretty minor. I'll get a quote to make sure its not £mega, but assuming its not I don't think I'll try and negotiate on the price. I already figured the house needed some attention.
Vendors paperwork finally arrived at my solicitors, and copies were waiting for me when I got home today. All looks ok.
They are offering to sell the cooker, washing machine, fridges etc and the prices look reasonable (assuming they all work).0 -

Just a couple of points, in case they are of help:Yes - the planning officer applied two rules which my architect claims are not relevant in this instanceHe also made no referece to the similar site where permission has been granted which we quoted as precident.
Happy to help if I can - perhaps even alleviate the need for you to pay for a planning consultant!0 -

She's doing incredibly well and is in about 3 films due to come out over the next couple of years.
Still meets up regularly with DS for lunch and a catch up once every 4 weeks. They will always be very good friends.
She does get recognised a lot though when they are out and things can get tricky as they associate her with the behaviour of her character. She doesn't speak like her character eitherSo... housey developments this week

It's sounding nice and straightforward....hope it goes well....are the vendors buying as well or just moving on once completed?
Its empty - I think it was bought as a family home, but for the past few years it's been a student let. So it's as short a chain as it gets
Need to do a little checking over boundaries (e.g. have a copy of the deeds for the driveway, which goes with 'my' house but next door have right of way to get to their garage) and whether the repairs highlighted are going to be pricey or not.
Just waiting for the searches now I think...
I also want to make it known to the vendors that if they want to leave any of the studenty furniture they are welcome too (so long as they have high expectations about its monetary value).
I'm sure there is still plenty enough potential for problems to crop up though!0 -

Are these to do with loss of light/overshadowing of windows? They are most common 'tests', however I have to say they are often very misunderstood by a lot of architects!
Very rarely are two sites the same and it is a well established planning principle that there is no such thing as 'precedent', so it's not a great argument to pursue. Every appeal decision you see will state that an application has been assessed 'on its own merits'.

Wow, thank you very much Planning_Officer. And welcome to the Nice People thread, where everyone is welcome as long as they are nice while they are here (and they tolerate me, mostly).
I will clear my PM box and drop you a PM rather than boring the regulars stiff with planning intricacies, today architect had a quick word with his mate the planning consultant who was much less bullish than the architect - architect feels he has won a very similar appeal recently, the crux of the matter seems to be whether the '45 degree rule' can be attenuated by distance according to the 'angle of inclination for back to back properties' IE if you come within 45 degrees line of sight of a rear window but at the distance you are away the vertical angle is less than 15 ish degrees then does the 45 degrees still count as an absolute? The planning officer did not choose to negotiate on repositioning/small reduction in size so I guess he felt there was no way whatever happened. It is a shame as this was one of about 15 objections and the planning officer agreed with us that all the others were groundless. (Hmm if that is 'not boring people rigid' I don't know what is.)I think....0 -
If you want me to beat planning officer up and steal his lunch money in order to help your planning application along just say the word.
Obviously I would have to outsource this work in case planning officer turns out to be taller than 5ft 4 and able to bench press more than 10kg.0
