Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.0 -

Agent told us someone else is in the hunt and had instructed structural engineers to come and look at it. Quite why you would pay for that before you had an offer accepted I don't know.
Was also chatting to agent about the fact that there are loads of properties on rightmove showing as under offer which have been there for months. He said that most of their stock is like that - offer accepted months ago but vendors haven't found anywhere to buy - big sprawling chains all over the place but nothing completing.

Thanks. When I was a student, friends of friends were at the theological college attached to the university, training to be vicars. Rumour had it they used to set each other challenging words to try to work into a sermon when doing preaching practice, without those listening spotting it. One such word was "toluputine", which is an adjective pertaining to armadilloes - so "bovine" for cows, and "canine" for dogs, and "toluputine" for armadilloes. Would one of those humane mouse traps be any good to catch an escapee?
I'd nip the problem in the bud by checking whether they have hidden digging implements in the cage or are missing supports from beds.0 -

If someone offered me £1m for ours I probably would sell...given it is not worth two thirds of that....it wasn't even a street where McMansions were the style so I really can't see why it would get a premium over other roads.
They showed two rooms, an entrance hall that said 'prison' to me and an open plan room that because it was so long looked narrow with an eat in kitchen where the dining table didn't look suitable for a kitchen a family would use everyday and also managed to make the space look crowded despite the size of the room....I think....0 -

Saw the fire this morning and it is horrid. The firies are so brave.
I looked at a map of Melbourne earlier, the area where I was caught in a fire in the sixties has been cleared and is now an eastern suburb. I wondered if it was possible to clear a big buffer zone near the city and keep it as scrub. Though the ecosystem is so fragile that may not work either.

I wondered if there was room for the stairs in that hall. No wonder they hadn't yet been installed, probably turn out to be a climbing grid up the wall. cantilevered or not, I thought building regs now required a rail on the outside of the stairs?
I hear (2nd hand again) that the have borrowed money from family, so could well decide to sell soon. Yes. They've stopped outdoor school sports and hardly anyone is running or cycling to work: the roads are mayhem as a result.
So far so good in the mountains. It's not going so well further north at Newcastle (Minmi) and further up. There are over 70 fires burning across the state. It looks like some of these fires will be burning for weeks or even months as there isn't any rain forecast.
We've got a cool change coming through which will make things much easier for the firies thankfully. Their hard work has really paid off. Lots of towns can return to their homes as the wind is starting to blow the fire away again.
It turns out that the biggest fire was started by the army setting off explosives. Idiots.
Unfortunately but unsurprisingly there are several fires near Newcastle next to roads near houses. Those will have been set deliberately. An 11 year old was arrested yesterday for starting fires. A couple of 15 year olds too.0 -
Silvercar, personally, if I were you I'd edit that post as you are very privacy aware and not the only person in the np 'heart' land.
Feel rough as a cats tongue this morning. Brain problems kept me awake most of the night though I was dropping with tiredness yesterday evening. I could skin a live fly for fun so foul is my mood as a result.0
