Cousin sold her house and now unable to get mortgage to buy another

Where I don't think this lady has made the best life decisions, I feel sorry for the children. The best I can suggest is that she gets in touch with Shelter http://england.shelter.org.uk/get_advice/homelessness
Without doubt she should be looking for a job, though it's doubtful she'll find anything that would allow her enough to get a mortgage.0 -

It may well be pointless to you but there are 2 kids who will be homeless soon if something isn't done.
Sorry to get on your nerves Atomix but all I wanted was a bit of advice as to how to help her find accommodation!0 -
While the kids are very worthwhile and everyone will want to help them.., the mother unfortunately needs to get her axe into gear and that isn't going to be easy.
If she does apply for councill housing I suspect they will look into why she sold the house and may well find she made herself voluntarily homeless. With the shortage of LA housing stock, they will leap on any excuse.
However, if this does happen the LA may offer her help with a deposit and first month's rent in advance but to keep the house she'll need to be claiming benefits (so she can pay bills). The council may have lists of landlords that accept benefit dependent tenants or she can try looking on Gumtree. However, you need to keep your wits about you because unfortunately low rental landlords can be an iffy lot.
To start off her 'learning how the world actually is' , I'd walk her to the local CAB and stay with her til she's asked questions about benefits and housing. This could give her the jump start she needs but its the only thing I can think of.0 -

Sometimes you have to let people sort themselves out - know it sounds cruel, but she will sort herself out, I know people in similar position, and they always eventually land on their feet, she has plenty of benefits coming in, deposit money from brother, living rent free until mum goes into old people-accomodation.
She can easily rent a place by the sound of it - just needs a kick up the proverbial;)

Well, couldn't she just say the deposit was gifted then? How would a lender know otherwise if the brother was happy to go along with it all and say he gifted the deposit to his sister?
Whoever 'gifted' it would have to tell the mortgage provider that.
From what you've said, I'm not sure anyone should put in writing it's gifted as she might well turn round and say what loan agreement? You said it was gifted. He wouldn't have a leg to stand on.
Besides that, they'd be committing mortgage fraud...

The OP asked the question. I answered it. What's your problem?!
I (along with everyone else) know she won't get a mortgage (as I said in my post #29).
But... I find it's always helpful for others finding this thread in the future if the correct information is added. What's the point of leaving incorrect info in a thread? OP asked, I replied. She'd said the deposit was borrowed - I wanted to let her know you can't use a borrowed deposit (not that it mattered any more anyway).
