Viewer employed by agent to make it look like the agent is actually doing something to earn their fee?
No intention of purchasing, but no viewers in six months wouldn't look good to the vendor...I am a mortgage broker. This is particulary important for a new ea who want to gain ground and credibility. Funny, but necessary.
Failure to cheat the system as a new ea means failure as a business. I for one would do exactly that.0 -

I'll add it to the list.
I had a 'no-show' estate agent.I rang the EA, went to the property and waited about 20 mins and still no agent. I rang the EA and it turned out the guy had forgotten and not put the time in his diary. Doh!
The agent was from Bairstow Eves. They're a pushy EA so I can't imagine no shows happen a lot. They're ultra-keen to sell their listed properties.0 -

Basically overpricing a property and not realising why it is not selling.
These can take the form of either a) cannot drop the price as they are overstretched to make the next move or b) greedy barstewards who just think their property is worth more than it is because they have not moved on from the good ol days of 2006-07.

Yes I think you are, and yes I was expecting to make a lower than asking price offer on all the properties I looked at. If the asking price was set in stone I would have viewed very few houses.
I think the asking price was £215,000. My offer was £0. No point wasting my time!0 -

The 'no show viewer' doesn't turn up at the property because their lifestyles are so hectic and glamourous. Most no show viewers can't afford mobile or landline telephones so never get in contact with the vendor to apologize for their absence.
6) The 'shill' viewer. (suggested by phoebe1989seb. Thanks)
The 'shill' viewer is a fake viewer designed to give the impression the EA is actually doing some work. Most shill viewers are random people the EA found on the street or out of work soap actors. If you ask nicely, they might give you their autograph.0 -

Nope.
It was taken off the market about 6 months after. And I bought a bigger nicer house with much bigger garden for less money. And I got £25k off the asking price
