Halifax Mortgage Application...how long?

    Valuation fees depend on the purchase price. See here http://www.halifax-intermediaries.co.uk/products/mortgages/valuation_fees/default.aspx


    You will lose this if the application is subsequently declined and it has been carried out.

    TBH even after MMR, you have enough time to get the docs in to Halifax, have them assessed and accepted before the valuation appointment is carried out.

    If there is a problem, you can always put a stop on the valuation. TBH we've had to do that just twice in the last twelve months.

    What I don't like kings is the uncertainty.


    Santander, as much as I loath them, the system seems fair. If your application is declined then there is no point in carrying out a valuation.


    Halifax is a whole lot more woolly.

    Fair enough, like I say we have cancelled two valuations in the last year and no-one has ever lost a valuation fee.

    In fact we have a case now where they have not instructed the valuer because it has to have business assessor approval and we are having to acquire non-standard docs for it, so they do it sometimes.

    Might be worth a chat with your BDM and see what they think.

    It makes me feel less stressed after reading all these posts... However, my only concern is that they might decline based on the fact that my Credit Score is rated as Fair on Equifax and not Good or Excellent. No missed credit card payments but only 20 months at the current address.... Praying everything will be ok after the evaluation. Maybe the fact that I have a wage of 40k per year and I need 140k to buy the house, will help me get the mortgage...
  • Ours was really quick with Halifax:
    Paid for the valuation on the 17.04.14
    Valuation booked in for 25.04.14
    Valuation came back to let me know it was all fine on the 28.04.14
    I live in Essex.
    Now just waiting on the solicitors.... slow....

    Valuation Conducted 30th April
    Message to say Valuation all ok, and Homebuyers is in the post 1st May!

    Lenders do not get that information. It's made up by CRAs to get people to pay more.

    Full application made 29th April 2014 and survey fee paid to Halifax so lets see how long it takes. Hoping to hear something next week
    If i knew the answers to all the questions i wouldn't be on here :p

    Well let's see how quickly it goes for us...!

    Full application made and survey paid - 01/05/14
    Survey taking place today - 07/05/14

    According to surveyor (who phoned this morning on his way to the property) the report will be issued within 48 hours. Fingers crossed.

    Oh and we're in North Warwickshire.
