How many houses to view

I offered on the first flat I looked at.
However, I had already spent several weeks looking for a place to rent, viewed over a dozen places and couldn't find anything good enough, so after some consideration decided to buy instead.
Also, I was very specific in my requirements, particularly on location - budget limited me to a flat in these areas but I was determined to have a garden, so there were only a few properties on the market fulfilling these specs!
I didn't get that first place I offered on, but viewed another four, of which one was the upstairs of a house converted into two flats so didn't have a garden, but I was looking at the downstairs anyway so thought I might as well see it! Then another I hadn't considered because of price but the agent took me along when I was looking at the others - yep, still too expensive so a bit of a waste of time.
Then the next flat I viewed after that ended up being the one I bought!
I should mention though, I did spend hours trawling through Rightmove looking for anything vaguely decent, house or flat, that was reasonably near my chosen areas, but there were so few that fit the bill, that my 5 viewings did actually cover every property in the city on the market at that time, that I could afford and would have been happy to live in.

FTBs, we're upto probably 30 houses we've viewed plus all the others we've driven to to have a look and ruled out before viewing.

However, the first house we saw we wanted. Few some more and went back for a 2nd viewing a few weeks later. By then, other were interested and we lost it to a cash buyer. This was partially because we weren't sure what to offer, not much had sold in the street/area for a while and it needed work etc. However since then, another property has gone up for sale 20k higher priced and without the extention. We still regret not bidding higher.

We found a lovely property, but didn't get to offer stage due to a mineshaft.

And then we had an offer accepted a few weeks ago on another, but the survey has come back with so much work it's unlikely to proceed.

    So we're still looking!

I don't think we've ever viewed more than five or six (this is the sixth property we've owned btw) and we've always had such strict criteria that there's not been many that fitted the bill :o

Even though our last two moves involved relocating between 150 & 200 miles and covered a very wide area (several counties) our viewing pattern didn't change. I made short lists beforehand to narrow down any possibles, scored them on my own points system, then viewed the best. IIRC last time we looked at two in this county (Wilts) two in Hants and one/two in West Sussex ;)

When we bought the house that was *meant* to be our forever home - we sold it in 2007 as we came to the realisation it was too big when DS left home - we only viewed one, but that was because we'd previously viewed the same house next door (which unfortunately sold before we sold ours) and knew it was *the one*.

There were only three in the city built to this design in 1888 and whilst they had the same overall footprint, they were all slightly different layout/original features-wise. We had been totally smitten when we viewed next door and even though the house we bought was a complete wreck (previously divided into four flats and totally butchered) we offered without even getting to see inside the downstairs flat ;) It was the best house we've ever had :D

you will know which house as soon as you go in,its a gut feeling, you can view on line or agents details which match your requirements but its a feeling that buys a property.

Back in 1999, I crammed as many viewings as I could over 2 days (something like 15) and ended up buying the 2nd one I saw :) it's now 14 years later and I'm still happy with it

You just know if it's the "right" home for you not - the way I look at it is if I have to think about it much, then it's the wrong place - what I bought didn't quite meet all my requirements but I liked so much that I didn't mind some of the compromises it entailed.

Somebody I used to work with went to visit a Sunday Market one weekend, drove through Milton Keynes and bought a flat there on the way home. They hadn't even been intending to move.....

At one point our then toddler age son must have thought that what parents did every weekend was drive for hours to go and look around other people's homes all day.

I cant begin to remember all the houses we looked at, it must have been dozens.
