    That's so annoying! I probably would consider going elsewhere, unless you're set on HSBC?
    We keep checking our application online, every now and again, it's 'locked' and 'under review'! I hope someone is actually reviewing it and the system isn't playing games with us when it 'locks' the application.  :# I just want HSBC to put us out of our misery - yay or nay so we can move on and my palpitations will go away! lol

    I was thinking the same. The level of delays at HSBC atm are insane.

    I know! I'm honestly not sure how much more I can take with my own application. I'm due another update today but if that is just that my additional docs are still waiting in the queue to be assessed with no realistic timeline for when they're going to actually give me an answer I am seriously going to consider pulling my application and going elsewhere. 4 weeks without even looking at the extra documents they requested seems quite ridiculous. The only worry I have is whether I'll have a similar issue with any other lender. I don't want to hold things up for my seller any more than possible, she's already been waiting since March bless her.

    So just checked our application online, status has changed from Decision Obtained to Manual Referral.

    No idea what that means, has anyone had this status on their HSBC application at any stage? As we are applying for second home mortgage, I would expect manual review anyway as no doubt, they will scrutinise affordability to the letter.
    We will call them this afternoon just to check if they have any queries or need any additional documents, rather than sit and wait for an update as it could be days again before someone looks at it!

    Hi all,
    Also awaiting offer with HSBC- we got an offer subject to valuation 2 weeks ish ago and are still waiting for our survey. SDL have outsourced it to Legal and General, who I am told have marked it as urgent...we rang and they said that they had made efforts to book in with the EA but had no response. EA have no record of contact. All a bit frustration through much less anxiety provoking than the wait to see if we would be approved. 

    Any one else waiting valuation?

    I completely understand you here. I submitted via brokers on the 12th June. Latest I heard 23rd is that it's approved subject to valuation!  No Valuation date yet though...…
    I think I'll check in the with MB, they said that they'd let me know when it has been booked.

    Timescales for my Barclays application via a broker:

    9th June - AIP approved and full application submitted
    6th July - offer issued and in the post

    Sorry I don't know if a physical valuation was done or not in my case, good luck to everyone!

    My broker says everything is ok just slow because of short staffing .

    Yeah Barclays are slow at the moment due to Covid, no issues in my case and was straightforward.

    We're waiting on a decision from TSB,
    Full application went in on 22nd with Hard Checks done same day. 
    Valuation: apparently done & received back Wednesday 1st July 
    Was told we hoped to have an offer on Friday but nothing came back and nothing so far today...the wait continues
